DESCRIPTION 
The land offered for sale is shown edged red on the attached plan and extends to approximately 42.80 acres (17.32 hectares) in total, of which approximately 29.01 acres (11.74 hectares) is permanent pasture and 13.79 acres (5.58 hectares) is mixed woodland. The grassland is divided into three separate parcels and is highly suitable for grazing livestock, being well fenced and benefits from sheep handling facilities situated on the southern boundary of OS 7711. The mature woodland known locally as Abbey Wood, contains a mixture of both deciduous and coniferous tree species including Sycamore, Beech, Scots Pine and Larch. Also located within the woodland parcel is the site of St Bega's Well which provides the opportunity to purchase a piece of St Bees history.

ADDITIONAL WOODLAND PLANTING 
The present owners applied for and were offered a Natural England Countryside Stewardship Agreement in 2016. The agreement that was offered related to parcels OS 3990, OS 5586 & OS 7711. It included items of fencing and extensive tree planting over a two year period and had an Agreement Total of £60,338.72. However this Agreement was not taken up at the time by the present owners. A copy of the proposed Agreement can be obtained on request. The selling agents have made enquiries with Natural England and they have stated that past acceptance for a scheme is not a guarantee of any future acceptance, but depending on the availability of funding in any one year they consider that a repeat application may stand a good chance of being accepted.

BASIC PAYMENT SCHEME 
The grazing land is eligible for the Basic Payment Scheme and entitlements to match the eligible area, are available to be purchased by separate negotiation.
