Tenure: Freehold

From cool slate slabs underfoot to the century old floorboards and comforting creak of rafters overhead, every inch of this delightful cottage comes with a character of its own. Dolphin Cottage is a charming Grade II listed three bedroom cottage, absolutely bursting with character and original features positioned in the very heart of the historic and picturesque working fishing village of Padstow.

Features of note include beamed ceilings, sash windows, parquet flooring, slate floors, original fireplaces, vaulted ceilings, exposed Cornish stone walls and even an atrium on the first floor. The property also benefits from an enclosed courtyard garden at the rear. Currently holiday let, Dolphin Cottage would make the perfect permanent or holiday home for someone looking for that quintessential Cornish cottage.

Entering the cottage from Lanadwell Street directly into the living room, the character of this cottage is immediately apparent. Chunky ceiling and wall beams and Cornish stone flooring set the scene with a feature fireplace that has a brick surround and ornate pillars, a wooden mantel, slate hearth and an inset coal effect electric fire. Two sash windows provide natural light and a door to side of the room is now blocked off. Stairs rise to the first floor with understairs storage cupboard beneath and arches on either side of the fireplace lead into kitchen/dining room.

With a lovely slate flagstone floor, ceiling beams and exposed Cornish stone wall, the kitchen is sleek and modern with a comprehensive range of cream coloured floor and wall cabinets and drawers topped with a contrasting granite work surface and mosaic tiled splashback. Integrated appliances include a fridge, electric oven, four ring gas hob with extractor above and space and plumbing for an automatic washing machine. The dining area has a part glazed stable door that leads to the rear courtyard with a stained glass window to the side. There is ample space for a dining table and chairs and a wonderful feature here is the stone recess housing a log burning stove set on ceramic tiles.

Heading up the stairs to the first floor landing, an atrium looks down to the fireplace in the sitting room and has a vaulted ceiling with exposed beams, parquet flooring, an exposed Cornish stone wall, eaves storage and doors to all three bedrooms and family shower room. All three bedrooms have wonderful vaulted ceilings, exposed beams and parquet flooring. The master, with sash windows to the rear aspect, has a large en-suite bathroom to include a bath, separate shower enclosure and crisp white sanitary ware. The second and third bedrooms are both doubles, both with a sash window to the front aspect and one of them having a built in wardrobe. There is also a shower room with white sanitary ware and a glass shower enclosure, parquet flooring and a vaulted ceiling with exposed beams.

From the kitchen, a door leads out to a courtyard area at the rear with separate gardens for each of the surrounding cottages. A marked gate gives access to a good size slate patio which is enclosed with a low wall boundary. With plenty of room for garden seating, there is also a small timber shed located in the corner. To the front of the property is a door to the left which leads to an alleyway that heads down the side of the house to the courtyard at the rear. This alleyway is owned by Dolphin Cottage but there is a right of way over it to the benefit of several other cottages. Services to the property include mains gas, water, electricity and drainage.

The historic and picturesque fishing town of Padstow is located on the North Coast of Cornwall and offers an extensive range of cafes, public houses and restaurants, none more so than Paul Ainsworth's Michelin starred No.6 and of course Rick Steins esteemed Seafood restaurant. An area of outstanding natural beauty, there are several sandy beaches within 2 to 4 miles as well as the championship golf course at Trevose. The town also has a supermarket and excellent Primary School. For more extensive shopping facilities, the thriving market town of Wadebridge is just 7 miles distant and offers a fine selection of shops and amenities including a sports centre, cinema, a primary and secondary school and a selection of supermarkets. The nearest mainline station is Bodmin Parkway which is approximately 20 miles distant with the nearest airport at Newquay approximately 14 miles away.

To find Dolphin Cottage, drive towards Padstow on the A389. Follow the road round the outskirts of the town passing the fire station and main carpark. Turn right at signs for Prideaux Place and Fentonluna. Pass the entrance to Prideaux Place and continue down onto Church Street passing St Petroc's church. Continue down the lane as it becomes Cross Street and then turn right into Middle Street with Spar on the corner. Get to the end of Middle Street and turn left into Lanadwell Street and Dolphin Cottage can found along on the right hand side. The postcode for satellite navigation is PL28 8AN.
