Tenure: Freehold

An imaginative conversion of an 18th century former farm building, situated in the midst of the South Downs National Park and surrounded by some of the richest countryside in the county.

Originally dating from the 18th century, Old Byre is part of a range of farm buildings in an attractive courtyard setting which was skilfully converted in the 1980's. Great care was taken to preserve the original character of the buildings and the main reception rooms all have impressive vaulted ceilings with original exposed beams and timbers. The sitting room is over 23' in length, with sliding doors on to a sheltered courtyard garden, whilst an impressive focal point is created by the attractive fireplace with its full height chimney breast, currently fitted with a woodburning stove. Directly alongside, lies the kitchen/breakfast room also leading on to the courtyard garden and opening immediately on to the spacious dining room. This room also has an impressive vaulted ceiling with exposed beams, lit by a sky light and remote controlled lighting. A staircase rises to a most attractive gallery which leads to a first floor galleried studio of some 28' in length.

The bedroom accommodation is arranged to one side, away from the living accommodation and is approached via a separate hallway. The principal bedroom suite is approached by way of a galleried dressing area which provides access to the en-suite bathroom and looks out on to the spacious vaulted bedroom. Three further bedrooms include a fourth bedroom which could be used as a study if required and there is an additional family bathroom.

Lordington Court has a discreet approach, by way of the private road owned by Lordington Farm. Turning off this road, the visitor enters a sheltered courtyard with ample casual parking to the front of the property. Immediately alongside is a double garage providing secure parking and storage with two up and over doors, one of which is remote controlled. A pathway from the parking area leads up to Old Byre through a pretty garden with a terrace alongside the building looking out over a neat lawn, with neatly clipped hedging, well-stocked borders and a white birch tree providing an attractive focal point. From the sitting room and kitchen/breakfast room, doors also open on to a west-facing courtyard garden which is entirely paved with attractive raised borders planted with a variety of neatly trimmed shrubs, roses and ferns. Other traditional English border plants such as fuchsias, anemones and agapanthus provide plenty of colour and interest.

Lordington Farm once formed part of the Stansted
Estate and is surrounding by some of the best
countryside in the South Downs National Park.
The Lordington hamlet is served by the beautiful
12th century church at Racton, part of the Octagon rural parish. Despite these idyllic surroundings the area is highly accessible to Chichester and the South Coast with good road and rail links to London with a choice of stations on the Waterloo line at Rowland's Castle, Petersfield or Havant. The neighbouring Adsdean Estate provides an organic butchers, whilst at Funtington to the south there is a farm shop and public house. Iain Nairn was particularly impressed with this part of the South Downs, writing in the Sussex edition of the Buildings of England, he says "scenery majestic and utterly unspoilt..... Portsmouth, incredibly is only 15 miles away from these lost places, it might as well be 150".

The cathedral city of Chichester to the south provides more comprehensive shopping facilities, arranged partly within a pedestrianised centre and is only some 7.5 miles distant. The surrounding countryside of the South Downs National Park provides many opportunities for walking, riding and mountain biking. Chichester Harbour and the waters of The Solent provide some of the best sailing facilities within easy reach of London and Bosham is only some 5 miles away. The coastline provides many other facilities for water sports whilst Goodwood some 8 miles to the northeast is internationally known for its horse racing, golf course and annual Festival of Speed and the September Revival meeting at its historic motor circuit.
