Full description

If you love a barn conversion and are looking for a characterful country home with dramatic features, exposed beams and a large beautiful garden - then I think we have just what you are looking for. Rookery Barn is a three bedroom property nestled in the gorgeous village of Rowington. The house has some incredibly cosy rustic spaces mixed with modern light-filled rooms and a garden that is straight from the pages of Homes & Gardens.

Drive past the local pub, over the canal and along a lane flanked by pretty houses and farmers' fields - you then come to a little turning on your left, sign posted Rookery Barn. Head down the drive and through the gates and then you hear a “thud” - it’s your jaw hitting the floor. Standing on the gravel drive your senses can hardly take in the beauty of the surroundings. There is a swing hanging from a tree and a decking area, a beautiful barn for parking the cars with storage above (Mr Clarke has grand aspirations for this) and a then the house itself - it oozes charm and you can barely contain yourself to get inside.

Through the front door you find yourself in the kitchen with a seating area to your right, a dining space in front of you, the breakfast kitchen on your left and a gorgeous lounge beyond. The dramatic ceiling height and beams create a calming atmosphere and licence to decorate in a way that suits your style. This long room is cleverly split into zones and the stable door that leads in the courtyard garden provides the in-out lifestyle so many people crave.

Whilst we are are talking gardens this one is very special. When our photographer visited the property she said that out of the thousands of gardens she had photographed this was her favourite - high praise indeed. The garden is split into Courtyard and Lawn. The Courtyard is an oasis of calm - the water trickling down to the pond provides a gentle hum and the array of flowers, shrubs and trees shelter the seating areas. Steps take you up to a hidden space to hang your washing out and there is a shed for hiding unsightly garden tools. Through an archway you come to a vast lawned area that has been the arena for little football matches, the occasional game of croquet and a lot of pottering.
