Compton House is a impressive Listed Grade II Regency house with elegant rooms, private mature walled gardens and extensive outbuildings in the centre of one of the South Downs National Park's most popular villages.

Location

Compton is a wonderful example of a pretty 'Downs' village and retains considerable character nestled in gently sloping countryside. The village has an active community with a popular public house, The Coach and Horses, a village shop and church. Situated between the ancient city of Chichester (10 miles) and the historic market town of Petersfield (8 miles) the village allows for easy access to London with services from Petersfield taking around 65 minutes to London Waterloo.

Petersfield is situated in the heart of the South Downs National Park and offers a variety of amenities and a bustling town centre. Shops include Tesco, Waitrose, M&S Food, and there are numerous boutiques, cafes and further shops.

The Roman city of Chichester offers a broad range of cultural, leisure and shopping facilities, including the historic cathedral, renowned Festival Theatre and Goodwood, with golf, horse racing, as well as the Festival of Speed and Revival motor racing events. Sailing is extremely popular from the many villages surrounding Chichester Harbour. Many miles of paths in the South Downs and along the coast make the area ideal for walking, riding and cycling. Polo at Cowdray Park, Midhurst the home of British polo, is within 10 miles.

There are many sought after schools in the area including Compton CofE Primary school, Churchers College, Bedales, Ditcham Park, Westbourne House, Portsmouth Grammar and the Petersfield School.

Description

Compton House is a fine example of Regency elegance in the heart of this sought after village. Listed Grade II and discreetly positioned the property offers excellent accommodation with potential to extend the property further (subject to required planning consents).

The house was remodelled in the Regency period and retains considerable elegance on all levels with traditional stone fireplaces and three quarter heights sash windows. The reception hall with its fluted architraves leads to four principal reception rooms, all of which have impressive proportions. In particular, the 26' long drawing room has a semi-circular window bay with three full length glass curved doors that open on to the formal gardens and enjoy lovely views out to the surrounding South Downs. From here, double doors open on to the adjacent bookcase-lined sitting room and the two rooms combined create an ideal space for entertaining. The kitchen has an oil-fired Aga and a large pantry with traditional slate shelving. This lies alongside a well-proportioned dining room with large sash windows and handsome fireplace, while a south east facing study or morning room is ideal for those working from home or indeed as a fourth reception room. A discreet hatch from the reception hall opens on to steps leading down to extensive wine cellars with their original brick wine bins.

The bedroom accommodation is arranged as originally designed over two floors. The principal bedroom suite comprising a dressing room and bathroom. Three further double bedrooms and two bathrooms (one including a sauna) complete the first floor accommodation. An internal staircase leads to the second floor which provides three or four further bedrooms with space for a children's playroom and/or an additional bathroom (subject to the necessary consents).

A gated entrance leads to a walled courtyard surrounded by a range of traditional outbuildings including garages, a former coach house, stabling and groom's quarters and numerous store rooms suitable for conversion into ancillary accommodation, subject to the necessary consents.

Formal gardens lie mainly to the south east and are predominantly walled with fine lawns, neatly clipped mature hedges, well-stocked borders and ornamental trees. A walled, pergola covered terrace provides a sheltered area for sitting or outside entertaining. Beyond this lies a manageable kitchen garden with former cold frames and a number of espaliered fruit trees. This area would be ideal for a tennis court and or outdoor swimming pool if required. Just to the north of the formal garden lies a walled ornamental garden with an impressive 35' long greenhouse and sunken garden, together with a further range of potting sheds and stores.

It is rare to find such a memorable example of a period village house, still retaining so many special features of its history and set in such discreet, private gardens with its original range of outbuildings.
