Description

Maybourne Rise is one of those locations where property rarely comes to the market and that in itself is testament to the pleasure of living in a setting that has something of a peaceful and semi rural feel to it but at the same time is so convenient for the town. Opening out onto fields at the far end and with a collection of houses and bungalows that are well spaced apart this is a position that has a hugely appealing felling of space to it but neatly combines this with all of the accessibility that one could hope for in terms of Woking town centre and the surrounding villages. The property has been an immensely enjoyed family home for our clients for some considerable time and from the approach to it, the feeling of light and space inside and then the garden it is very clear why.

As with all bungalows there is a good deal of versatility to the way in which the rooms can be used but what is undoubtedly a fact is that there is a very welcoming feeling of light and space here. Rooms that are of a very comfortable size are neutrally decorated and well arranged with all of the living rooms at one end and the bedrooms at the other.

There are three principal reception rooms with a double aspect sitting room on the front looking out over the well screened and immaculately tended front garden while behind this is a dining room that has a door into the kitchen breakfast room. Beyond this a substantial and very comfortable conservatory makes a wonderful spot to sit and look out over the stunning rear garden at any time of year and lends itself to a number of different uses according to need. The kitchen breakfast room also has a view over the garden and is fitted out with a full range of wood units along with various integrated appliances and has ample room for a large breakfast table.

From the reception area a hallway leads down the centre of the bungalow to the bedrooms which are made up of three comfortable doubles, two on the front and one on the back, while the fourth bedroom, a very respectable single, is also on the back. There are two bathrooms, one a full bathroom and the other a shower room, both fitted out with modern white suites.

Garden & Exterior
The gardens here, back and front, are very much an integral part of what makes this such an enjoyable home. Well into Maybourne Rise the property sits behind a very private front garden that is screened from the road by high, mature hedges which means that right from the start it has a lovely feeling of seclusion. A large gravel driveway has room for numerous cars and leads to the garage which has a new rolling security door.

At the back there is a lovely sun terrace that makes a very pleasant spot for eating outside in the warm months and which can be reached from both the kitchen and the conservatory.

The rest of the garden is lawned with various flower and shrub beds and, like the front, is exceptionally private and definitely has a feel of the semi rural setting about it. Lined on most sides by beautifully mature trees there are various parts of the garden that catch the sun at different times of the day while to one side is a further, pergola covered terrace. It is clear to see that the garden has been enormously enjoyed by the current owners and will without doubt be so for the incoming buyer.
Location
Close by are both Woking and Guildford town centres which in their own way offer a very different experience but without doubt, offer a great deal of variety in terms of commuting, shopping and entertainment. Woking has been the subject of huge investment in recent years and is now a busy and contemporary centre with a varied array of bars and restaurants as well as the New Victoria theatre and multi screen cinema in the Peacocks shopping centre. Woking also has what is regarded as one of the best commuting stations in the south east with a 25 minute service to Waterloo as well as a very convenient and efficient coach service to Heathrow Airport.

Guildford by contrast is the beautiful county town of Surrey and likewise has an interesting and eclectic array of shops and restaurants that occupy the period buildings that line its beautiful historic cobbled high street. Within a 10 minute walk there is also Worplesdon station which offers the commuter an almost equally efficient journey into Waterloo while nearby, there is also access to the A3 and M25 motorway.

In and around Woking there are a huge number of schools in both the private and the state sector, a selection of very fine golf courses while within easy reach there are also wide areas of open countryside which make for beautiful walking and cycling opportunities.
