Full description

Tenure: Freehold

Set in a connected yet rural location down a quiet leafy lane on the edge of the small hamlet of Belowda, Beacon Cottage is an attractive three bedroom detached Grade II listed traditional stone cottage surrounded by open countryside. Believed to date from around 1800, the original part-exposed stone and slate-hung cottage has been more recently and sympathetically extended to provide a spacious modern property which retains its historic character and charm with many original features. Those features include slate and quarry tiled floors, slate window sills, exposed beams and timbers and a large granite fireplace with a multi-fuel stove and original clome oven.

A striking postbox red front door and porch leads into the sitting room, a well-proportioned room with a fabulous feature multi-fuel burner set in a granite stone fireplace with a brick lintel over, a slate hearth and a distinctive, original clome oven. Exposed timbers and beams add further interest and the dual-aspect windows allow for plenty of natural light. An open doorway leads through to the farmhouse style kitchen with a range of oak style base units and a freestanding Range cooker and space for a dining table and chairs. The three double glazed sash windows again make for a bright and airy room. Off the kitchen, you will find the utility room with plumbing for a washing machine, pantry, a separate cloakroom and single door to the outside. The ground floor accommodation is completed by a further reception room currently used as a study/office area, with an original slate flagstone floor and a wall of storage behind sliding panel doors, which would equally make a comfortable dining room. From here, stairs lead to the first floor landing with windows to the rear overlooking the neighbouring farmland, exposed roof timbers and period doors to all rooms.

The first bedroom, at the end of the landing, is a generous size double room with a part sloped ceiling and recess, a sash window to the side overlooking the garden and built in cupboard. The room also benefits from an en-suite dressing room which has a sash window to the rear overlooking farmland, a built in wardrobe, wash hand basin and low level WC. The second double bedroom has a high A frame ceiling with exposed roof timbers, shelved recess and a sash window to the front aspect. The third bedroom also has a sash window to the front aspect overlooking the gardens and a high ceiling with exposed roof timbers and shelving. The family bathroom is spacious and has some lovely features to include a freestanding enamel claw foot bath, period part glazed double doors, a high ceiling with exposed roof timbers, a fully tiled shower enclosure with Mira electric shower, a white pedestal wash hand basin, WC and a window to the rear overlooking the surrounding landscape.

South facing Beacon Cottage is set back from the quiet leafy lane and nestled in attractive gardens with a patio terrace, lawn and small wooded area to the side. The owners have sited a summerhouse/office in this area which has power and light. A central path leads up to the front of the cottage with an adjoining period stone and slate outbuilding used as a wood and bin store. To the side of the cottage is further paved terracing and ample off road parking space for approximately four vehicles. There are traditional Cornish bank hedgerow boundaries, oil tank and the property has a right of way through a five-bar-gate from the lane for access. Services to the property include mains water and electricity, septic tank drainage and an oil fired central heating system.

The village of Belowda is located centrally in the county within easy reach of the towns of Padstow, Wadebridge and St. Austell and local amenities can be found at nearby Roche and St Columb Major.
