Happily positioned is the best way to describe this house. What else could it possibly be, when it’s located so perfectly for three of our favourite local pubs – the always amazing Northcote (it has a pizza restaurant in its garden for goodness sake!), the cavernous and soon to be re-opened (by those clever people behind the Leyton Star) Heathcote Arms, and our personal favourite, the wonderfully old fashioned and rightfully proud of the fact Birbeck Tavern. But don’t think that’s all this area has to offer. Oh no, far from it – there are dozens of things to see and do in this part of E11. If a meal out is on the cards, wander down Francis Road and check out Marmelo Kitchen or the soon to open Kettle & Ryan. Yardarm is the place to go for a bottle of wine or some delicious charcuterie (ask Dan or Eliza for their recommendations – they never disappoint). Aimee at Phlox Books is an encyclopaedia of literary knowledge (sorry – terrible pun!) and the coffee in there is top notch too, whilst if the house needs brightening with some floral decoration, then Helen at Edie Rose is the perfect person to help. There’s even a yoga studio on Francis Road – or at least there will be when Louise’s builders hand over the keys in a few weeks. There’s also the sound of leather on willow at the cricket ground, joy and despair (mostly the latter) in the stands at Brisbane Road, dreams of future glory at the Olympic Park, shopping til’ you’re dropping at Westfield….well, you get the picture. There really is something for everyone in this part of E11, and that definitely includes you…

Living Here... - Whether you buy this house may well depend on how you feel about making your friends green with envy. If you don’t like that idea, then stop now, because we can pretty much guarantee that is how they are going to feel when you show them your new home. We know we are certainly envious! We could roll out literally dozens of estate agency clichés to describe this truly fantastic house (there’s one already), but frankly none would do it justice. This is, to put it simply, an amazing home. The hallway leads into a wonderfully light and airy dual aspect through lounge, neutrally decorated, but with warmth and colour added by the richness of the stripped floorboards. The kitchen diner is a similar master class in attention to detail, with herringbone wood flooring, metro tiling and wooden worktops adding focal points of interest alongside the clean lines of the modern fitted kitchen, all lit by the bay window to the side and French doors to the rear. Ascend the stairs, and the first floor reveals three double bedrooms, each with their own individual style, as well as the beautiful family bathroom, complete with Victorian style shower and tongue and groove panelling. The main bedroom to the front is a particular favourite of ours, with the owners again using a monochrome palette to accentuate and emphasis the beautiful Victorian style radiators and fireplace, whilst again adding warmth with the use of stripped floorboards. The property is completed by a private rear garden, with decking immediately adjacent to the house. This is a simply beautiful house - it will turn your friends apple green, racing green, avocado green and every other type of green with envy, so don’t say we didn’t warn you…

In This Area... - Leytonstone, or Leyton-St-One as my friend calls it when she’s trying to sound posh, is the birth place and former home of Alfred Hitchcock. It gets its name, or the stone bit at least, from the Highstone mile marker which stands on Hollybush Hill. Bordering Walthamstow, Wanstead, Epping Forest, Leyton and Stratford, Leytonstone has a lot going on. Check out All You Read Is Love on Leytonstone High Road. This independent café, bar and bookshop is great spot to sit and while away the hours, they host loads of special events, and you can buy real books (none of those ebooks here). If you are a fan of Vietnamese food, wander down the High Road to Little Saigon, the salt and pepper squid is all kinds of amazing. The Northcote Arms, which is technically in Leyton, is a great pub with a real community feel. And If you want amazing views of the city, go on a tower tour at St John the Baptist Church. The tours don’t run all year around, so you’d need to keep an eye on their website for dates, but it’s well worth doing. The views are simply spectacular, especially at Sunset with the lights of the city set against the darkening sky.
