Hurcott village is a delightful semi-rural settlement on the eastern outskirts of Kidderminster which has been created around one of the oldest sites in British paper-making history dating back to the Middle Ages. The original Mill was owned by the Earls of Dudley and paper was handmade by monks. By 1635 it was owned by a Thomas Blount and paper-making continued on the site until 1973 when it finally closed.

A few years later the mill was destroyed by a disastrous fire, but from the ashes developers have re-built this unique modern development centred around the old Mill Pool, with the larger Hurcott Pool (which is a Site of Special Scientific Interest) and a designated Nature Reserve with woodland walks) lying on the opposite side of Hurcott Lane.

Paper Mill Cottage forms part of the aforementioned redevelopment and the present owners have occupied the cottage since 1980.

It is therefore the first time the property has ever been offered again for sale and a personal inspection is considered essential to appreciate the overall proportions and character to be found within.

Set back behind a neat walled foregarden and driveway, the entrance hall has a guest cloakroom with contemporary white suite incorporating wc and vanity unit with hand basin offset by black tiled floor and ceiling skylight.

This gives way to a particularly impressive L shaped dining hall measuring 23'5" in length and 19ft at the widest point.

An interesting split level layout gives a step up to the kitchen lobby area and a step down to the well proportioned lounge, having engineered oak flooring and tall double doors to the rear enjoying the sunny South facing aspect. The lounge and dining hall are separated by an open fireplace with two way log burner.

The dining hall gives way to a lobby area with Gothic arched exterior door out to side pathway and further step up to the large kitchen with high pitched ceiling and a range of pale blue cabinets complemented by a range of modern free standing 7ft tall storage cabinets. The kitchen provides space for a range cooker and dishwasher.

To the first floor there are three well proportioned double bedrooms, the master bedroom measuring 16'9" x 13'2" with a picture window overlooking the rear garden.

The second bedroom enjoys a dual aspect with views of Hurcott Pool from the side facing window. The third bedroom is also of good double proportions.

The bathroom is fitted with a white suite incorporating pedestal hand basin, low level wc and panelled bath with glass screen and Triton electric shower unit above.

To the side of the property is an adjoining garage and indeed there could well be potential to extend above the garage (subject to planning consent) if required.

The gardens to the rear enjoy a South facing aspect and rise steeply to meet a grazing meadow at the rear boundary. From this elevated position there are partial views looking back through the trees towards the pool.

Ideally situated for commuters to Birmingham and the West Midlands conurbation, this delightful property offers a combination of living space, historic connections and pretty surroundings that will be hard to match anywhere else in the town.
