A stylish modern cottage in a quiet and picturesque village setting

Duckdown is a very appealing country home that combines all the character of a period cottage with the convenience of a modern family home. Built about 18 years ago to an excellent specification, the flexible and well-arranged accommodation features a large drawing room with open fireplace and wood burner, a lovely country style kitchen/breakfast room and a dining room or study. A separate utility room and a cloakroom complete the ground floor and upstairs there are 4 bedrooms, including an extra-large master bedroom suite with dressing area and en suite shower room, and a family bathroom. The 4th bedroom is currently fitted out as a large walk in wardrobe. With slate and timber floors, subtle décor, and kitchen with base units and a reproduction Welsh dresser, the house has a lovely traditional feel, but modern central heating, insulation and double glazing mean Duckdown is a very easy and economical house to manage. A perfect character home in a picture post card village setting.

The gardens are another lovely feature of the property and although they are not large they provide a lovely setting for the house which sits behind a row of impressive pollarded lime trees. There is a large lawn in front of the house and a wide gravel drive with ample parking in front of the garage which is to one side. The back garden is due South facing and a wonderful sun trap. It is largely decked and enclosed by a high double board fence, so it is very private.

Mains water and electricity are available at the property. Private drainage (to a shared septic tank). Oil fired radiator central heating and hot water.

Tarrant Monkton is one of the prettiest and best known of the villages along the picturesque Tarrant valley, and it is well known for the Langton Arms pub and restaurant. The village is surrounded by the distinctive rolling countryside of the Cranborne Chase Area of Outstanding Natural Beauty and although the four Tarrant villages at this end of the valley (Gunville, Hinton, Launceston and Monkton) are very rural they are by no means isolated and there is a thriving community in the village and the valley. As well as the excellent pub, Tarrant Monkton has a parish church and a busy village hall, and there is a rather good wine shop and a farm shop up the valley in Tarrant Hinton. The Georgian market town of Blandford Forum is only a short drive away and has a good range of shops and amenities including a Marks and Spencer’s food hall and Tesco superstore. For a wider range of services and amenities it is an easy drive to Salisbury, Dorchester and Poole. Communication links around the village generally are good and the business centres along the coast from Poole and Bournemouth through to Southampton are all within reasonable driving distance. The A31 is nearby and provides an easy link to the M27 and M3 up to London. Salisbury is the easiest station, with a fast regular service to London Waterloo, and Southampton and Bournemouth airports are also close by. The surrounding countryside provides many good opportunities for sport and recreation with excellent walking, riding and cycling all around and the south coast is only about half an hour’s drive away. The area has also become popular because of the wide selection of schools at all levels, including a highly rated primary school nearby in Pimperne, secondary schools are in Blandford and Wimborne, and Poole and Parkstone grammar school. Public schools in the area include Bryanston, Sherborne, Milton Abbey, Canford and Clayesmore, as well as Castle Court, Sandroyd and Knighton House prep schools.
