DESCRIPTION
Overdale is a handsome detached house built of red hand-made fired brick, under a Spanish slate roof, with a large south facing garden providing interest all year round. Built in 1934 and extended and improved since, it sits on the edge of Hallatrow in a quiet country lane.
The property has an excellent flowing layout with large principal rooms enabling flexible use of space. The seagrass floored porch is of a generous size and leads through to the main hallway with a large coats/boots cupboard and stairs rising to the first floor. The cupboard has capped off pipework to enable re-instatement of a cloakroom should one wish. The well-proportioned main living room looks out onto the pretty rear terrace and garden, with a focal point Jetmaster open fireplace with Portland stone surround and hearth. Adjacent to the living room is the dining room with ample entertaining space, and room for a large dining table and chairs, with a door out to the rear terrace and garden.
Two further rooms downstairs allow use as either bedroom or study space and are serviced by an immaculate family bathroom. The open plan kitchen/family room has an exposed red brick wall and is warmed in the winter by an Italian ‘Piazzetta’ wood burning stove with slate hearth. The kitchen is fitted with professionally restored solid Cherrywood unit doors with granite composite worktops and splashbacks and is finished off to a good standard with Amtico Marmoleum flooring in the kitchen and an engineered maple wood floor in the family area. Modern integrated appliances include an AEG pyrolytic electric oven and 5 ring gas hob with overhead extractor. A utility/laundry/storage room is positioned off the family room.
There are two double bedrooms upstairs with fitted storage and wardrobes and an en-suite shower room. Dormer windows to the front and Velux skylights to the rear make these rooms light and bright and provide far reaching views across the Mendips and surrounding countryside.
With wool carpets throughout, cavity wall insulation, gas central heating as well as the wood burning fires, the house always has a warm cosy feel.
Attached to the side of the kitchen/family room is a tiled garden room with tilt/slide door to the garden terrace. A ‘barn’ door gives access to the front via a gated outside undercover area which contains the meter boxes and is useful for storing wood. Outside the garden room is a tap and a power supply. A lily pond is viewed from the kitchen window to the front along with views to arable fields and Greyfield Woods. At the front is off lane parking for 3-4 cars and access to a tandem garage allowing further parking and workshop/storage space.
The large, private south facing landscaped garden is well stocked with a large variety of trees, hedges and perennials providing something of interest all year round. The garden is fully enclosed and includes structural hedging of Laurel and Beech. There is a large greenhouse (12’ x 8’) with automatic vents and outside tap. To the front of the greenhouse is an Alfresco dining area, to the side a wildlife pond.
To the end of the garden is a section of raised vegetable beds, a shed and utility area with grass clippings cage, bonfire area and compost bins.
There are many fruit trees - apple, pear and plum and also blackcurrant and gooseberry bushes. The garden contains a couple of specimen trees – a magnificent Indian Bean and a Magnolia. An old purple flowering Wisteria is situated by the kitchen patio. For those interested, a list of the garden stock is available.
Wildlife is abundant, with plenty of colourful birds visiting the garden, and deer can often be seen in the adjoining fields. The ponds attract newts, toads and frogs as well as a variety of dragonflies and damselflies and the occasional heron.
