Full description

Tenure: Freehold

Built in 1759 by the Vyner family, this fabulous Grade II Listed Georgian house sits amongst wonderful parkland and gardens. The house underwent alterations and extensions in the mid-19th Century and has been home to a number of notable owners including; Samuel Shepherd, the founder of the famous Shepherd's Hotel in Cairo, and the 5th, 6th and 7th Earls of Clonmel.

The house can be approached via one of three driveways, the main driveway sweeps to the front of the house to a large gravelled parking area.

The current owners have refurbished Eathorpe Hall to an extremely high standard with great care given to the quality of work throughout the property.

The house is entered through a porched entrance into a large entrance hall with oak floorboards, beautiful cornicing and a carved oak staircase which rises to the first floor. Leading from the hall is the stunning south facing drawing room with a large bay window overlooking the park.

A side door leads from the drawing room to the garden room with French doors opening to the garden. Beyond the garden room is a large morning room with easterly views over the main gardens.

The dining room benefits from a large bay window with a similar aspect over the main garden and French doors that open on to the terrace.

Also leading from the entrance hall is the less formal living space. This comprises a private study, large family room and kitchen/breakfast room, door to cellar, utility room, store, 2 x pantry, larder, cloak room and prep-kitchen. Linked is a separate flower room. The two kitchens overlook the front of the house with the study and family room looking over the main gardens. The principal kitchen is hand made by Fine Fitted Interiors and includes many appliances, such as a Mercury gas range cooker, Quooker Tap, granite work surfaces and composite stone surface on the island unit. The wood burner in the kitchen is gas fired. The prep-kitchen features an electric Aga. The family room has a York flagstone floor and an open fireplace with solid fuel wood burner.

The cellar/basement includes store rooms, wine cellars and the boiler room.

The bedroom accommodation is reached via the main stairwell in the hall. The staircase splits at a half landing. To the right is the master bedroom suite with large bay window and distant views over the parkland, two dressing rooms and en-suite bathroom. The remainder of the first floor accommodation consists of three suites, a further double bedroom, family bathroom, laundry and linen room. A secondary staircase leads to a separate double bedroom ideal for a house keeper.

The second floor of the main house consists of four further bedrooms that share two family bathrooms.

Eathorpe Hall is situated a few miles east of Leamington Spa amongst the wonderful rolling Warwickshire countryside. The house stands to the south of Eathorpe village which (although fairly small) has an excellent community feel and a Village Hall. There is a farm shop and cafe at Hilltop Farm which is just 1.5 miles away.

There is good access to the motorway network including the M40, M45, M1 and M6 which allows access to much of the country within 2 hours driving time. Depending on which route you take to travel south it should be noted that the major cities and towns including: Northampton, Oxford and Milton Keynes are all easily accessible. Birmingham International Airport and Coventry Airport are both readily accessible. The property is well located for trains from Leamington Spa (Chiltern Line), Rugby (Virgin Mainline) and Coventry (Virgin Mainline). All are convenient for London commuting.

There is an excellent range of state, grammar and private schools in the area to suit most requirements including: Warwick Prep & Public School, Kings High School for Girls in Warwick, Rugby School, Princethorpe Primary School, Bilton Grange Prep School, Arnold Lodge Prep School and Kingsley School for Girls in Leamington Spa.

The Coach House
Adjacent to the main house across a cobbled courtyard is the Coach House. This provides flexible accommodation and currently comprises a ground floor one-bedroom flat with sitting room, kitchen, bathroom and cellar below. On the first floor are two independent bedroom suites accessed from a central lobby with open plan kitchen. This accommodation layout is ideal for private use or suitable for generating possible income.

On the ground floor of the Coach House is a separate gym, laundry and boiler room.

Beyond the Coach House is a separate three bay garage with electric doors. A small courtyard gives access to the gardener's wash room, store and kitchen. This then opens to the large walled kitchen gardens. From the kitchen gardens there is a gardener's enclosure with greenhouse/potting shed, water irrigation system and separate store.

The Outbuildings
Access to the barn is from the main road passing the Gardener's Cottage.

The gardens
The gardens and grounds at Eathorpe Hall are truly outstanding and encompass the house on all sides and in total extend to approximately 29.3 acres.

The main gardens lie predominantly to the east and north-east of the house. There is a large terrace with an ornamental pond and cascading water feature. The principal lawn extends from the eastern elevation and is on two levels that rise away from the house to a shelter-belt of trees at the back of the garden. On this elevated section is a large pavilion with dining and seating areas and bar. The garden is made up of an abundance of herbaceous flower borders and extensive shrub planting. Beyond the gardens are many mature trees and many fruiting trees. The gardens are a particular feature of Eathorpe Hall. To the north is a well-kept kitchen garden. On the southern elevation is a further lawned area with Ha-Ha and views over the park. To the west (front) of the house, there is a further lawn with steps leading down to a wild garden.

The grounds
Surrounding the gardens to the south, east and north sides are three parkland paddocks that have been fenced. The pastureland is currently grazed by a local farmer. Within the paddock to the north is a stable building consisting of two loose boxes.

Lot 2 - Gardener's Cottage
Within the grounds and towards the north eastern boundary is the Gardener's Cottage consisting of: Master bedroom with en-suite, two further bedrooms, sitting room, dining room, kitchen, utility room, family bathroom and garden to the rear. The cottage can be reached via the back drive and is currently vacant.
