For Sale By Auction At Barnham Broom Golf & Country Club On 07/12/2017 at 11:30 am.
GUIDE PRICE - £250,000 - £300,000
A unique and fantastic opportunity to acquire a parcel of land measuring 0.42 acre (subject to measured survey) overlooking the Blyth Estuary. Currently Tinkers House which sits on the land is in an advanced state of disrepair and dereliction. The former 18th/19th century cottage was fire damaged in (approx) 1999 and has partially collapsed and it is believed to be structurally unsafe so a "Grand Design" rebuild (subject to the necessary planning permissions) may be a possibility. The property is in a secluded and remote location at the end of an unmade single vehicle track and has amazing unspoilt views overlooking the Blyth Estuary and the National Nature Reserve with further far reaching views of Southwold. The village of Walberswick is a short distance away and offers two public houses/restaurants, a village shop and various galleries and tea rooms. To the north of Walberswick and a stroll across the bridge is the historic coastal town of Southwold which has a buoyant High Street, with many shops, cafes, tea rooms, banks and of course the well renowned sandy beaches. This is truly a once in a lifetime opportunity and seeks someone with a vision for that "Grand Design" home.
Comments from Michaelle Coupe BA(hons) MRTPI Area Planning & Enforcement Officer for Suffolk Coastal and Waveney District Councils:
Tinkers House is within the countryside and Area of Outstanding natural Beauty. Any new dwelling in this location would be resisted unless in line with policy DM3 of the Suffolk Coastal District Local Plan which indicates that replacement dwellings on a one to one basis where they are no more visually intrusive in the countryside than the building to be replaced would be allowed. If there are any queries regarding increasing the size of the original building then they should be advised to submit a request for pre-application planning advice, the forms for which are on the Council's website.
IMPORTANT NOTICE. Please note that the property is in a state of disrepair and may not be safe. All viewings must be accompanied by the selling agent and applicants must view the property from the public footpath that passes through the property. Under no circumstances should the property be accessed.'

Guide and Reserve Prices
Guide Price: An indication of the seller???s current minimum acceptable price at auction. The guide price or range of guide prices is given to assist consumers in deciding whether or not to pursue a purchase. It is usual, but not always the case, that a provisional reserve range is agreed between the seller and the auctioneer at the start of marketing. As the reserve is not fixed at this stage and can be adjusted by the seller at any time up to the day of the auction in the light of interest shown during the marketing period, a guide price is issued. This guide price can be shown in the form of a minimum and maximum price range within which an acceptable sale price (reserve) would fall, or as a single price figure within 10% of which the minimum acceptable price (reserve) would fall. A guide price is different to a reserve price (see separate definition). Both the guide price and the reserve price can be subject to change up to and including the day of the auction.
Reserve Price: The seller???s minimum acceptable price at auction and the figure below which the auctioneer cannot sell. The reserve price is not disclosed and remains confidential between the seller and the auctioneer. Both the guide price and the reserve price can be subject to change up to and including the day of the auction.
Prospective purchasers will need to register within the auction room before the sale commences. Two items of identity will be required together with an indication of how a contractual deposit will be paid. We do not take cash or credit card deposits. The sale of each lot is subject to a contract documentation charge of £850.00 (Inclusive of VAT) payable on the fall of the hammer. If you are unable to attend the auction for any reason you can still bid on the property either by telephone or proxy bid, please contact the auctioneers for further information. Guidance notes are set out in the catalogue in relation to auction property, particularly from a purchasing perspective.
