We have really made the most of living in the area, when we had our Golden Retriever we used to walk down into Cockington and along the paths through the Cockington Estate- stopping off for the occasional cream tea on the way! You can also walk along pathways to the sea for a walk along the promenade or onto the beach.

The accessibility of the house has been improved by the opening of the South Devon Highway, it has meant we can now get to Exeter, onto the M5 or onto Dartmoor in 30 minutes.You don't even need to take the car out though, we've got shops locally on Walnut Road, the shops there have a friendly village atmosphere, we've got a Post Office, Butcher, Chemist, Co-Op, and other amenities.The Doctors surgery is within walking distance as are both the boys and girls grammar schools.There really is everything you could need.

For us it has been a really comfortable family home in a convenient quite residential area with all the amenities you could ask for. We are only moving as our ages are beginning to indicate we should down size!! We really hope the new owner will look after and love this home as much as we have."*

STEP INSIDE When you get to St Andrews and go through the porch into the entrance hall, the first thing you'll notice is just how bright the interior of the house is. Facing South East means you get the sun pouring through the bay windows, it really does have a lovely, welcoming feel. There is a handy cloakroom from the porch with space for coats and shoes. The entrance hall gives access to all the downstairs accommodation and staircase to upstairs, it's a good size and great start to the house. The living room is on the left and stretches from front to back of the house.There is a nice bay window to the front where you can sit and look at the open views in the sunshine. For those colder nights, there is a lovely 1930's fireplace with open grate. On the other side of the hall is the dining room, again it has a lovely bay window and views. There's plenty of space for a table to sit 8-10 along with other dining room furniture. The kitchen has been well thought out and tted with modern units and appliances, including full size, twin ovens, induction hob and warming drawer. There is plenty of work top space too and the washing machine sits nicely out of the way in the utility area.

Up on the first floor, the landing gives access to the bedrooms, bathroom, additional WC and airing cupboard. It also has a large loft hatch with fitted ladder, it is worth mentioning that the loft is a really good space which could be converted subject to the necessary planning permissions and building regulations. The master bedroom is a good size with built in wardrobes and bay window to the front taking in those lovely views. Bedroom two is similar with a matching bay. Bedroom three and four are to the rear aspect and enjoy views over the rear garden. The bathroom is a good size with corner bath and separate shower cubicle.

LOCATION St Andrews is located on Herbert Road in Chelston. Neighbouring properties are a mix of a similar age and older Victorian villas. Each property has a good size plot so there is a feeling of space. Cockington, with its charming centre of thatch property is just a few minutes away as is Chelston centre. The restaurants and seafront of Torquay are also just a few minutes' drive or taxi ride away.

Exeter is driveable in around 30 minutes as is Dartmoor National Park. The mainline railway station in Newton Abbot is just 20 minutes drive with trains to London Paddington taking around 2 hours.This is a very convenient location and the South Devon Highway (A380) has made it even more so.
