This is an unusual and somewhat rare opportunity to purchase a uniquely situated camping barn on the southern edge of Dartmoor, around 1.5 miles from the village of South Brent.

The barn was granted conditional planning in October 2007 to create a lean-to extension for ablutions to provide usage as a camping barn. The extension and other works were substantially progressed but in recent years the building has suffered storm damage and requires repair and finishing. The main part of the barn measures 25'6'' x 11'7'' internally on two levels.

The land slopes from north to south-west and is steep in places. It consists of mixed woodland and drops down to the River Avon. There also appears to be an access point for a neighbouring land owner which clips the most northern point of the site.

We understand from the Title Register that the exclusive fishing rights are held by a third party who have access rights across the property for the purpose of getting to the River Avon.

The site is accessed from a rough track/public bridle path with gate opening to a private access path leading down to the barn building and wooded area.


Directions 
Grid Reference SX690616 Take the South Brent exit at Marley Head and follow signs for South Brent B3372. On reaching South Brent at the roundabout take the third exit towards the village centre and shops. Once in the village centre go straight ahead into Church Street and proceed out of the town. On reaching Station Approach go straight ahead and take the first right at Oakhill Cross signposted Lutton. Continue for one third of a mile and take the first turning on the left. Park in the lane here by the Hamlet of Lutton and ahead you will see a track/bridle path.Walk down the track and through the ford and pass through the five bar gate (closing it behind you). Continue up the track and the entrance to the land will be seen as a gate towards the brow of the hill on the left. Please make sure you close this gate securely when you leave.
