The site enjoys a good, visible, gated entrance on a main road frontage and sits within the green belt, the greater part of the site has been cleared of overgrown vegetation. Much of the site is soft standing but substantial areas have a hard-core base, albeit with a thin covering of light vegetation, there is a sight gradient down from North to South. An isolated patch of Japanese knotweed exists towards the southeast corner of the site. There are various stockpiles of top soil on the site. There is currently no power connection to the site, high voltage overhead power cables clip 2 corners of the site. The lower voltage power Iines which used to cross the middle of the site have now been removed.

Location:
Ideally situated at the junction of Mansfield Road and Hassocky Lane. Temple Normanton is located immediately adjacent from Langham industrial Park. Accessible from the A617 dual carriageway approximately midway between Chesterfield and Junction 29 of the M1.

History:
The land itself has an interesting history, at one time having belonged to the Arkwright Estates and housing a mission, then subsequently part of a railway, a Drapers, Grocery and general dealers and then a Cobblers, prior to becoming motor dealers/breakers yard in the seventies. The land was then sold to the national coal board and used as a site compound by Shepherd Hill contractors. Who carried out the open casting of many acres of surrounding area, the Iand was latterly used by a Landscape contractor for approx. 2 decades, Without any apparent action or enforcement by the planning authority and currently hoIds a Certificate of Lawfulness for the `open storage of materials, Plant and equipment for use in connection with landscape contracting operations', the use is therefore immune from planning enforcement action.
