Full description:
Privately situated behind high stone walls, Duddington Manor remains the principal house for the Duddington Estate.
The gable nearest the road displays a date stone of 1633 and retains original features such as stone mullion windows, leaded windows and a panelled entrance hall. Within the entrance hall are two cut stone fireplaces, of which the west facing has an ornate country scene carving.
Later additions to the manor include the grand dining hall that is believed to have been constructed in the 19th century with oak flooring and ceiling-high wall panelling.
Duddington Manor has undergone a substantial refurbishment programme both internally and externally. Areas of the house have been remodelled to suit modern living requirements, whilst retaining and enhancing the character of this historic property.
The entire property has been rewired and high specification fire and intruder alarm have been installed.
The oil fired central heating system has been extensively overhauled and upgraded. The domestic hot and cold water systems have been replaced with a pressurised system, and finished with quality fittings.
The property has been tastefully redecorated throughout. Many wooden floors on the ground floor have been restored with the remaining principal rooms being carpeted.
A large pair of wrought-iron gates lead from the village High Street into a York stone courtyard, with the manor to the south and the former estate office to the north. The main entrance door leads to the panelled entrance hall.
Accommodation
Ground Floor. The principal reception rooms are situated in the south elevation with the drawing room and library enjoying westerly views over the River Welland. The panelled entrance hall provides direct access into the spectacular grand dining hall.
Along the west elevation are located the kitchen, ground floor bedroom, and utility areas. Structural alterations were made to create two new south facing windows in the kitchen and a door from the corridor into the garden. From the kitchen, rear stairs lead to the first floor. From the panelled entrance hall the main stairs lead to the first floor.
First Floor. A central landing leads off to five bedrooms and four bathrooms situated in the south and west elevations. From the landing stairs lead to the second floor.
Second Floor. This floor has been upgraded during the refurbishment to provide three bedrooms, bathroom and separate w.c.
Outbuildings
Immediately to the north of the house are a set of general stone built outbuildings, as shaded green on the site plan. There is also the former estate office that could be used as a home office, as it has been in the recent past.
Situated on the east side of the High Street is the former coach yard and buildings that has been used as the main parking area by previous occupiers.
Grounds and Gardens
Laid predominantly to grass the gardens extend to approximately 2.5 acres, with the main area located on the westerly side of the property.
A patio is laid on the west elevation of the manor with direct access from the drawing room, library and newly constructed door from the kitchen corridor.
Located close to the manor is a traditionally built summer house that looks back towards the south facing elevations of the property.
Stone steps lead down from the formal gardens onto a tree-lined walk extending south along the banks of the river and north to the boat house.
