Internally the property boasts many character features including: oak panelling, wooden floor boards, oak panelled doors with carved architrave detailing, lead light wood frame windows several of which have fanlight detailing, decorative cornicing, period style radiators, bespoke radiator covers and decorative fireplaces.

Accommodation

The reception rooms in the main house comprise:
- Dining hall with oak floor boards, panelling to the walls and a carved stone fireplace at one end. Double doors lead out to the rear garden with windows either side looking out over the same. An oak staircase ascends to the first floor with a useful storage cupboard beneath. A stained glass light shade hangs from a central ceiling rose.
- Double aspect drawing room with parquet wood flooring and a fireplace. French doors in a bay window lead out to the side garden and a window looks out over the gardens to the rear.
- Double aspect family / games room with decorative fireplace. This room leads to the playroom and also has a door through to the annexe.
- Playroom with painted floorboards, fitted shelves, built-in cupboards, fireplace and French doors with fanlight over and windows to either side leading out to the rear garden terrace.
- Study with parquet wood floor, decorative fireplace, windows to the front and French doors to the side garden patio. One wall is papered with a cityscape.

The cloakroom is fitted with a Crapper's W.C. and a pedestal washbasin.

Master bedroom suite
- A double aspect bedroom with bay window to the side. The window to the rear provides a view over the garden and countryside beyond. This room also features a decorative fireplace with carved wooden surround and built-in wardrobes.
- Dressing room with fitted wardrobes on three sides and a shoe display unit on the fourth side as well as a decorative fireplace.

There are 5 further bedrooms on the first floor and another two on the second floor (8 in total). Three of the first floor bedrooms have en suite bath / shower rooms. The baths in the bathrooms have 'telephone-style' shower attachments and the shower room has a walk-through twin shower. One of the bedrooms has another room accessed of it, which could be used as a dressing room / playroom or nursery. Two of the first floor bedrooms have built-in wardrobes. Three have carpets and two have painted wood floors. The second floor rooms also have painted wooden floors. Three of the first floor bedrooms enjoy the view over the garden to the rear and countryside beyond.

Family Bathroom
Concealed behind red velvet curtains, the family bathroom is fitted with a contemporary white suite with standalone bath, washbasin and W.C.. Underfloor heating.

Second floor
As well as the 2 bedrooms on this floor there is another bathroom and a billiards room with dormer windows to the front and rear. The wall and floorboards are all painted white. There is also access to the eaves/attic storage.

Annexe
Has a private entrance but can also be accessed via the games room in the main house. The annexe has access to a 'private' fenced garden to the rear with patio, lawn and garden shed. It also has access to the cellar where the water pumps, tanks and boiler are kept.

Outbuildings
Attached to the house is a complex of stables and garaging with a home office above. The stable block is a single room with block brick floor divided into three boxes. Adjacent to the stables is a tack / feed room. There is an area to the rear of the stables that could be used as a yard and beyond that is the site of a former horsewalker and riding school. The paddock is on the eastern edge of the property.

The garaging comprises a double garage with two electric doors, two single garages with manual doors and a detached double car port. Above the garages and stables is a home office, accessed via an external staircase, comprising 3 rooms and a cloakroom. The first room has access to a balcony to the rear.

Gardens & Grounds
The property is accessed over a long driveway via electric iron gates. To the front of the house is an island of trees that the drive circles around to lead back out again. The house is therefore very tucked away. The majority of the grounds are wooded but there are also large areas of formal gardens and park-like grounds.

The formal gardens lie to the south and west of the house and consist of beautifully maintained lawns, ornamental planting and flower beds. There is also a tennis lawn and children's play area.

Beyond the gardens to the west of the house, an arched rhododendron walkway leads to the swimming pool, which has a slate paved surround and decked area to the rear with a bar. The pump room can also be used as a pool house. Beyond the swimming pool is an orchard of apple and pear trees and the site of a former vegetable garden. The greenhouses are still in situ and the gardener's store is also sited here.

The woods are flood lit and there are also power points in the grounds. The lighting can be controlled manually, on sensors or on timers.

Directions

From junction 5 of the M25, follow the A21 south for approximately 28.5 miles. Having passed through Hurst Green, at the next roundabout take the third exit towards Robertsbridge. Continue into the village.
