A charming period town house arranged over three floors and adjoining The Brook. Actually it is pretty unusual - how many properties in Dawlish do you know that adjoin the Brook with an attached garden where you can dangle your feet in the Brook on a lovely summers day? Not many we bet!

The house itself is situated in a level location and of course in the town although not right in the centre. It is ideal if you don't have transport or just want to cut back on fuel costs! A nice walk in either direction along the Brookside will take you down to the beach or upto the Manor Gardens and beyond.

If the studio annexe is of interest it would make ideal accommodation for an elderly relative or teenager. It has its own entrance and although at present there is no access into the main house, the landlord would consider reinstating the doorway. The studio is not huge by any means but would comfortably take a single bed or double bed settee, small table and chairs. The Kitchen area is fitted with a few wall and base units, sink and a small table top oven. Off of the Kitchen is a shower room with sink and WC. There is also plumbing for a washing machine in here too.

Outside there is parking for a small car, but the property benefits from being near a local car park where a parking permit can be bought from the local council but it is free to park after 6pm until 9am the following day, ideal if working normal office hours. The garden is accessed via a few wooden steps down to the brook and is stocked with shrubs and trees. Next to the parking area is an ideal storage shed, great for bikes and gardening tools etc.

The main house accomodation is arranged over three floors and comprises:

Entrance porch and hallway with a lovely walk-in bay window with a door leading out onto a balcony. Ideal for feeding the ducks! It is in this hallway that the inter-connecting door to the studio would be. Stairs lead up to the first floor with doors off to:

Lounge. This is a very good size room with a dual aspect giving you a great outlook up and down the Brook as well as the top end of town. The walk-in bay window has a door leading out onto a balcony which connects to the Dining Room! Very unusual.

The Dining Room will comfortably take a family size dining table and chairs. This room also has a walk-in bay window with a door way on the side to the balcony connecting back to the Lounge. A door way from the Dining Room leads through to the Kitchen.

The Kitchen (with oven included) although not huge, has ample storage cupboards and space for an upright fridge/freezer. What is lovely about this room is that there is a door leading onto a raised decked balcony where you could put a bistro table and chairs and enjoy the odd glass of vino whilst cooking! This balcony also looks out over the Brook.

Also on the first floor is the main Bathroom/wc with a walk in shower which is quite unusual these days but don't worry, there is also a separate WC on the top floor with the bedrooms.

There is an understairs storage cupboard in the hallway which has plumbing for washing machine, freeing up space in the Kitchen.

Moving onto the top floor, you will find three double bedrooms, all with views over the Brook, the 3rd bedroom housing the airing cupboard with boiler. As previously mentioned there is a separate WC on this floor meaning you don't have to run down stairs in the night, particularly handy with children.

The property is heated by gas central heating and night storage but only has wall mounted electric panel heaters in the Studio annexe.
