LEASE TERMS

RENT

The initial rent is £14,000 p.a. exclusive.

RATES

The Rating Assessment for Unit No. 4 is RV £11,750. The actual amount payable for the year 08/09 is £5,428.50.

SERVICE CHARGE

There is an annual Service Charge of £1660 p.a. for each Unit payable quarterly in advance which covers Landlord’s property insurance premium, refuse and waste disposal, service and maintenance of intruder alarm system, fire alarm system and emergency lighting, external lighting, security access provisions (code controlled gates outside of working hours), maintenance and repair of access road and car parking areas, maintenance of the grounds of the Estate and cleaning of the outside of the windows monthly.

Each occupier to be responsible for the insurance of their own equipment and fittings.

Each Unit has its own separate meter for water and electricity invoiced quarterly by the Landlord.

Each party is to be responsible for their own legal costs.
