Full description

The Property
The Property offered for rent is a spacious detached single storey property situated in the lea of Saxlingham Old Rectory. Having undergone an extensive refurbishment programme in recent years the extremely well appointed accommodation comprises a good size dining hall leading to a triple aspect sitting room with an open fireplace. The large kitchen/breakfast room has an excellent range of fitted units together with an island unit. There is a study and three good size bedrooms (two with en suite facilities). The property also has the benefit of oil fired central heating and replacement UPVC sealed unit double glazed windows. Outside, the property is approached over a shingled driveway providing ample parking for several vehicles. This in turn leads to a garage. The large grounds are mainly laid to lawn with various inset flower and shrub beds and mature trees. There is also a large unfenced pond in the grounds which are all enclosed by attractive high brick and flint walling. Garden services are included.

Location
Saxlingham is a small village with little more than a selection of attractive, mainly period houses and St. Margarets - a 15th century church largely restored in Victorian times. Around 2.5 miles to the north is the coastal village of Blakeney with its narrow streets containing flint faced houses and its Quay which gives access to salt marshes and sailing, seal and bird watching and many other leisure pursuits. This is a designated area of Outstanding Natural Beauty with wonderful coastal and inland walks. About 3.5 miles to the east is the Georgian market town of Holt with an increasing variety of restaurants, pubs, shops and galleries and Gresham's Schools. Around 20 miles to the south is the city of Norwich. Norwich has a mainline railway station to London (Liverpool Street) and to the north of the city is Norwich Airport with worldwide connections via Amsterdam.

Directions
From Holt take the A148 Fakenham Road. Go through Letheringsett, passing the turning right to Glandford. Having left Letheringsett just after the speed restrictions signs is a right hand turning on the corner signposted 'by road'. Follow this road for around two miles into Saxlingham. Continue into the village and after a short distance you will find The Croft on your right hand side, identified by a Pointens 'To Let' board'.
