Once we have gathered and verified the information given, we will process your application. As this has to be authenticated by an external Credit Referencing Agency there is an Application Fee of 150.00.

If successful in the initial stages of your application, we will pass the information to the Landlord of the property to verify that he/she is happy to enter into a contract agreement with you. The whole process takes 7 days on average.

Initial Payment:

If you are successful in your application, you will be requested to pay one month rent in advance and a deposit for the property. The full amount is payable before the Assured Shorthold Tenancy Agreement start date.

Once the application process is complete and monies are paid, we will invite you to sign to following documents:

A Key Agreement
An Inventory and/or Schedule of Condition

Moving In:

Once the above has been completed, we will meet you at the property on the agreed date of tenancy commencement and give you the keys. We will also invite you to join us in taking meter readings (where applicable). It is then that we will inform the local authority and the utility companies which provide services to your property that you have commenced occupation. You will then be fully responsible for paying for these services until the date the tenancy ends.

To ensure you are comfortable and confident in your new home, our agent will show you how to control the boiler/ heating system and will be happy to answer any other questions relating to the property and local area.

Inspections:

Inspections will initially be carried out on a monthly basis. Once we are satisfied that we are happy with the condition the property is being kept in, we will carry out quarterly inspections. You will receive a minimum of 24hrs notice before an inspection takes place and have the opportunity to rearrange an inspection for up to 48hrs after the requested date and time.
