A £4000.00 bond is required as a security against damage to the property and contents. The new tenant will be responsible to maintain the internal decor, flooring, fixed equipment and contents and to replace with new upon damage or breakage whether by malicious damage, accident or wear and tear. At the end of the license period the premises and contents is to be returned in the same condition as at the commencement of License.
The Landlord (Licensor) will keep possession of the cellar and rear store room. Dedicated locked secure space in the cellar will be made available for the new Licensee for storage. The Landlord (Licensor) will be responsible for ensuring as fitted plumbing, central heating, gas boiler, back wash hot/cold water supply, external decoration, electrical system, equipment PAT testing, fire extinguishers, security alarm is/are maintained. The Licensee will need to include business refuge collection, broadband, window cleaning, etc. in their planned budget.
The Licensor will hold building insurance only. The Licensee will be responsible for contents and business insurance and for appropriate performance/music/artists licenses.
In order for continuation of trading It is possible to transfer the established salon telephone number to the new Licensee.
The salon cannot be sublet or transferred in anyway.
The license rent is inclusive of energy utilities and business rates. Rent payment of one month in advance is required and thereafter rent is to be paid monthly one month in advance. A minimum of a three (3) year lease must be entered into. License rent for the first year is £900 per calendar month (pcm). Any longer License period is subject to negotiation.
The matter of vat is to be determined.
The existing business owner is prepared (if requested by the new tenant) to work on a rent a chair basis for a period of three (3) to six (6) months in order to introduce loyal salon customers in the area.
The proposed Licensee is responsible for finance checking fees.
Full cost to be paid prior to License Agreement being signed and witnessed is as follows:
