The Property
A substantial country house set in 4.79 acres, in an attractive hamlet at the edge of the Savernake Forest. Proposed refurbishment program. Available to let.

Built of brick elevations under a tile and slate roof, Sturmy House is a substantial residence arranged over three floors with cellars. Adjacent to the house (to the south and east) is a brick double-garage with additional storage and stables with space for four boxes. The immediate grounds extend to approximately 0.71 hectares (1.75 acres) and comprise a part-walled front garden and former kitchen garden. A paddock enjoying views over and adjacent to Tottenham Park extending to 1.23 hectares (3.04 acres) is available as part of the lease.

Accomodation
Please refer to the floor-plan provided, which shows the existing layout. The owner has invested in the professional production of an itemised Schedule of Works based on an amended layout designed to reconfigure the existing accommodation for modern living. Costed tenders have been received for the proposed work and figures are available on request.
Location
Sturmy House is located in the hamlet of Durley on the east side of the Burbage Road and is identifiable by an attractive brick façade. A principle
entrance on a later Georgian elevation faces south overlooking the part-walled garden. There are further grounds and a paddock located to the south-east with views of Lancelot ‘Capability’ Brown’s Tottenham Park.

Durley is located within the North Wessex Downs Areas of Outstanding Natural Beauty, approximately 5.5 miles (8.8 km) from the market town and civil parish of Marlborough in the county of Wiltshire. Further afield, the market town of Hungerford offers further amenities.

A popular Church of England school is located in nearby St Katharine’s and a village shop, Post Office, doctor’s surgery, garage and pubs can
be found in Great Bedwyn, approximately 2 miles away. Trains to London (Paddington) are available from Great Bedwyn, Hungerford or Newbury.

Schooling in the area includes the village primary schools of St Katharine’s and Bedwyn (both C of E), Marlborough College, St Mary’s School, St Johns Academy, and St Francis and Pinewood Prep and Pre-Prep.

Tenant Charges
Administration Charge

After an offer is accepted by the Landlord which is subject to contract, acceptable references and cleared funds prior to tenancy commencement, a non refundable administration charge, equivalent to two weeks rental, becomes payable. This sum will be deducted from the total monies due prior to move-in. The administration charge will cover costs associated with preparing the tenancy agreement and processing credit references. Please note that these charges do not constitute a holding deposit and do not guarantee that a Landlord will grant a tenancy to you. Once the administration charge is received and is cleared funds, the property will be suspended from the market for an agreed period of time (subject to Landlord agreement) while references are processed and tenancy agreements are prepared. Providing the references are satisfactory and the Landlord is in agreement with the terms of the offer and confirms to grant a tenancy, further pre move-in preparations will progress.
The administration charge is non-refundable should you decide not to proceed with the tenancy or if you fail to move in on the intended start date. This extends to any misleading information contained on your application forms including your credit reference applications. If the Landlord declines your offer or decides not to proceed with a tenancy then a refund will be offered to you less any costs incurred such as credit reference applications and best endeavours made to find alternative properties if further applications can be supported.

Summary of tenant charges

Tenancy Agreement: £222 (inc VAT) - This may be subject to variance depending on the nature of the lease to be agreed.

Credit references
Individual: £54 (inc VAT)
