Location:

The Outer Purfleet is a historic quay, close to the town centre overlooked by the Custom House and other historic waterfront buildings. Access for vessels is achieved through a sluice gate to the river Great Ouse.

Description:

A business opportunity is available for an operator to moor a vessel within the Purfleet and trade as a Licensed Restaurant, subject to obtaining all statutory consents. The Borough Council wish to consider expressions of interest from a business to moor a well preserved vessel of up to 30m (100ft) length to positively impact on the historic importance of the quay area. This will encourage interest in the riverside and promote increased attention in the area and King's Lynn as a whole.

Planning:

A Planning Application will need to be submitted by the operator to the Borough Council of King's Lynn and West Norfolk to change the use to permit a Licensed Restaurant. Development Services have indicated that consideration will be given to the change of use subject to the operator satisfactorily addressing issues in relation to: -

Noise and Disturbance
Odours and Fumes
Discharge of water
Parking

Tenancy Terms:

A 10 year lease will be granted from completion to permit the operator to moor a floating restaurant at the Outer Purfleet.

Insurance:

The operator will be responsible for insuring the vessel and the contents and will indemnify the Borough Council against all claims arising from the use of the quay.

Lease Costs:

The rent for the mooring right will be available on application. The rental will be subject to a review to the market rent of the mooring at the end of the 5th year of the term.

A rent deposit equivalent to 3 months rent is required upon signing the lease, which will accrue interest whilst being held. The interest is subject to 20% income tax. The rent deposit and interest are VAT at the current rate is chargeable on the rent.

The tenant will be responsible for the payment of all Legal and Surveyors costs incurred in the grant of the agreement.
