Prospective Tenant Information - If you are interested in renting a property through Anker & Partners, please note the following:
Charges: There will be an initial charge of £100.00 plus VAT (£120.00) per applicant as an administration charge. This is non-returnable as it goes towards the cost of obtaining references and preparing the initial draft lease. This payment must be made by a credit/debit card.
Reservation Deposit: To reserve a property, whilst references are being obtained, we will require a £100 part deposit to be held in our office Clients' Account. If all goes well and you proceed to rent the property, then this money forms part of the tenancy deposit. Once satisfactory references are received, we will require the balance of the deposit to be paid immediately. This will be non-refundable should you later decide not to proceed with renting the property.
Office Policy: It is our office policy to make no reservations for a property until we receive all completed application forms, administration fees and the £100 part deposit. Properties will then be reserved on a first come, first served basis.
Tenancy Deposit: At the commencement of the rental agreement and before moving in, we will require a sum equal to six weeks rent as a deposit to be held throughout the tenancy, in lieu of dilapidations. The reservation deposit is used as part payment towards this deposit. When you eventually leave the property and provided that the property is left in Inventory Condition with all appropriate bills having been paid, then the money is returned. If a dispute arises, the deposit will be forwarded to The Dispute Service Ltd our membership number is - G03046, who will act as adjudicators until such time as the dispute is resolved
Other Charges: If, having rented a property through ourselves, both you and the Landlord agree to a new Lease Agreement when the existing lease expires, an Administration Fee of £100.00 plus VAT (£120.00) will be charged for paperwork involved and the supplying of a new Lease Agreement.
Directions - From the M40 roundabout, take the third exit onto the A422 towards Middleton Cheney. At the next roundabout, take the second exit and proceed through the village of Middleton Cheney. Just before The New Inn Public House, take the left hand turning signposted Marston St Lawrence. Proceed into the village and turn right into Field View where the property will be found on your left hand side.
