Situation
The Nursery is located off Park Lane to the east of Maplehurst. The site is within 6 miles of Horsham to the north and 8 miles west of Haywards Heath and east of Billingshurst. Worthing and Brighton on the south coast are less than 15 miles to the south of the site.

Description
The land is set on a gentle northerly aspect with a shared parking area directly off the public highway. A concrete and hardcore path runs down the centre of the site, with greenhouses, tunnels and offices leading off this.

Buildings

The landlord reserves all mineral rights and rights to access and extract timber.

Rights of Way
There are no public footpaths or other rights of way running across the property included to be let. The property is offered to rent subject to and with the benefit of all existing rights of way, wayleaves and easements whether public or private and whether specifically identified or not.

Tenure
The site will be let on a Farm Business Tenancy with terms set out under the provisions of the Agricultural Tenancies Act 1995. The holding is offered for a five year term from the 3rd April 2017. The agreement is not assignable, no subletting of any part for whatever purpose will be permitted. The tenant will be responsible for all outgoings including all services.
