The closing date for expressions of interest is 5.30pm Wednesday 1st February 2017, not 1st March 2017 as previously advertised.
The properties comprise three adjoining Arches as follows: No. 1 : 183 sq.ft. with 110 sq.ft. of external pavement space. No. 1a : 66 sq.ft. with 90 sq.ft. of external pavement space. No. 1b : 73 sq.ft. with 90 sq.ft. of external pavement space.
The spaces are offered to let either individually, or in combinations, on FR&I leases for a term of years to be agreed. Rents of £7,000 pa for the larger space and £4,000 pa for the smaller spaces are proposed, to include the external spaces referred to, outlined in red for identification purposes within the plan below and subject to all relevant statutory consents being obtained. .
Terms Of Offer
Interested parties are invited to provide expressions of interest for these Arches, either individually or collectively. This should include a detailed outline of the proposed use, the intended opening hours, sample menus, and information in relation to the existing business/es owned by the interested party. As Agents for the landlord, we will need to carry out the usual ID and Credit Checks in respect of each interested party, and the cost of that shall be the responsibility of the interested party.
These spaces are not entered onto the VOA Rating List at present. Therefore, tenants will need to make their own enquiries as to the likely liability to Business Rates. However, having regard to the rateable value of the other Arches along this stretch, and that from April 2017, the threshold for Business Rates will be increased to £12,000, it is unlikely these will attract a liability.
Southend On Sea Borough Council are seeking interest from parties for the use of these spaces for the sale of cold food (sandwiches etc.) ice cream and hot and cold drinks, as well as other items normally associated with that type of activity. No intensive cooking will be considered given the limited headroom which would not be suitable for an extraction system.
Each party will be responsible for their own legal fees.
