Proposed Terms Of New Lease - The property is offered available to let on a new lease to be entered into with the Landlord.

The proposed terms of lease would be on the following terms:

1. RENTAL: This property is to be let at a rental of £30,000.00 plus Vat per annum, payable quarterly in advance by standing order. The rent would be subject to three yearly reviews in an upwards only direction.

2. REPAIRING OBLIGATIONS: The unit is offered available to let on a full repairing and insuring lease. The repairs are carried out by way of a service charge which is divided between the other occupiers of this building (Burley Corner) calculated on a pro rata basis by floor area.

BURLEY CORNER MANAGEMENT SERVICES: There is a management company in place which deals with the various costs and maintenance issues which arise, associated with a multi occupancy building. Burley Corner Management Services (BCMS) deals with these issues to include installation and maintenance of the fire alarm system, the electricity and water consumed for the common areas, cleaning of the common areas and building maintenance in accordance with the Tenants obligations under the various leases. Accounts are prepared on an annual basis on 31st January in each year and an invoice is sent to each Tenant for their proportion of the costs incurred. The cost is estimated in advance and each year the previous years estimate is offset against the actual costs with a balancing credit or debit being passed alongside an estimate for the forthcoming year.

3. INSURANCE: The Tenant is to pay the annual buildings insurance premium applicable to this unit annually in advance to the Landlord. The initial payment for the insurance premium due on completion of the lease would be calculated on a pro rata basis from the commencement date up until the renewal date, upon which date the next annual insurance premium would become due. Thereafter the Tenant is to pay the Landlord annually in advance.

4. OUTGOINGS: The tenant is to be responsible for business rates and all outgoings for this property. Enquiries regarding business rates should be addressed to Rutland County Council (Tel. No. 01572 722577). The current rateable value is £11,000.00 per annum.

5. LEGAL FEES: The incoming Tenant is to be responsible for the Landlords reasonable legal fees in preparing the new lease.

Oakham - Oakham is a delightful market town, the capital and epicentre of Rutland. It has a good shopping centre extending along the High Street with a good range of both privately owned and nationally owned outlets catering for most needs. Being the administrative capital for the county a number of people from outlying areas also visit the town, particularly on market days, Wednesday and Saturday. Also there are two supermarkets within the town, Tesco and Co-op and the renowned public school Oakham School with approximately 1,000 pupils.

For commercial and industrial businesses there are good sites locally and for communications there is a British Rail station in the town which connects to Leicester, Birmingham in the Midlands and Peterborough and London in the East.

High Street is the main retail street within the town and is the most popular street in the town for shoppers with retailers ranging from small independents to High Street retailers to include Boots the Chemists, Carphone Warehouse, Fat Face, Timpsons, Caf Nero, Costa Coffee, Jewellers, electrical retailers, newsagents, florists etc.
