The estate was built in the early 1930's on the site of the old manor at the top of Putney Hill and covers 12 acres. Walk down the main drive from the busy Putney Hill road and the traffic noise fades to nothing in the central gardens where there is plenty of room to relax and enjoy a summers day.
The Estate is very well cared for with full time gardeners to keep the grounds enjoyable in all seasons.
Twenty four hour security gives residents peace of mind and the night security personnel are often seen doing rounds of the estate.
The Estate hosts an annual summer party for residents and has regular 'evenings' in "The Bunker" where you can enjoy a glass and chat with other residents. The Bunker is part of the old disused boiler house from the days when all the houses were heated from a central boiler. The top floor has been converted into a studio where Pilates classes, amongst others, are held.
Newnham House is just to the left of the main entrance and faces Putney Hill road, so, literally right outside our door is the Putney Heath Green Man bus terminal where all of the following routes intersect:

Two stops down the hill on any of the 14, 37, 39, 85 or 93 busses, or a nice ten minute walk, is the Putney Mainline Station serving overland trains to London Waterloo (through Clapham Junction and Vauxhall), or west out to Kingston, Richmond and Windsor with many other stops.
Three stops on the 37 bus and you are at East Putney tube station for the District line into London via Earls Court. Alternatively the 39, 85 and 93 all finish at Putney Bridge tube station, also on the District line.
Driving south down Tibbets Ride from Putney Hill and you are on the A3 motorway to the south and south west including Gatwick airport. In the opposite direction is the South Circular and roads that quickly link to the M3 to the west and south and the A4/M4 to Heathrow airport and the north west.
This is a top floor apartment in a three storey building, serviced by stairs and a lift. Outside the front door there is free parking right at the door if you own a car. Spaces are on a first come basis but if that area is full you can find another park elsewhere on the estate. There is also a rear stairwell to the building to which the kitchen's outer door opens and right outside that door are the bins for waste and recycling. These are collected daily during the week. Up the rear stairs gives access to the 'attic' where there is a box room for storage
To the rear of the building is The Orchard. As viewed from the kitchen window, to the left are concrete slabs where a barbecue may be used. In the centre is a herb garden which tenants can use.
Even though the busy Putney Hill is right outside our door we are well screened by a lush borders of trees and shrubs. The apartment also has secondary glazing which, apart from retaining heat, also reduces to noise to a background hum, that is soon simply ignored. Apart from the kitchen there is heating throughout with radiators in every room. Each radiator is individually controlled.
The two bedrooms are carpeted but the rest of the apartment has beautiful wooden parquet floors with oriental style rugs. The furniture is an eclectic mix of Edwardian / Victorian reproduction furniture and some contemporary pieces. All items of furniture shown in the pictures will remain.
The living room is furnished with a three seater sofa, a two seater sofa and a single recliner chair all in dark blue leather. Cable TV and telephone internet connections are under the left hand set of built in shelves.
The dining room table has eight chairs and is extendable to accommodate that. The chandelier lights are the same in the living and dining room but the dining room one can be lowered manually for dining ambience.
The bathroom is fitted with a bath and shower with a basin and small cupboard / drawers. The shower is electric pump assisted to give good pressure.
The Kitchen features built in dual oven, infrared hob, fridge and freezer, washing machine and dishwasher. There is plenty of cupboard space. The furnishing includes kitchen utensils, plates, knives, forks etc, oven dishes and trays. The cookware is La Creuset. (Bench-top portable appliances shown in the pictures are not included). There is also a water filter connection under the sink. This is not active and water out of the left hand spigot is simply tap water. The tenant may if desired purchase the Britas P1000 filter units and attach them to the connection. The three month timer for filter replacement is on the inside of the cupboard door.
The second bedroom is set out as an office / guest room with a corner desk (Computers and monitors shown in the picture are not included). The sofa is a Futon and folds down to a double bed. The wardrobe at the end has good storage and a full length mirror inside the left hand door.
The main bedroom is fitted with a double bed (bed furnishings and pillows shown in the picture are not included). The wardrobe is spacious and has a full length mirror inside the right hand door. A new mattress will be purchased once the tenants preference (soft, medium or firm) has been ascertained. The two pictures will remain as the walls are sloping and pictures are difficult to mount. The tenant may request that they be removed, however, we wish to keep the existing mountings in place.
The Estate Office is to the right of the main entrance and a business hours concierge service is provided where deliveries can be left if you are not home. Night security staff also occupy this office.
The Putney High Street is well serviced with shops, restaurants, coffee shops and supermarkets. There is a Waitrose, Sainsburys and Marks and Spencer all on the High Street. The Putney Exchange is a recently renovated mall with shops like Argos, River Island and H&M. There are three chemist shops and several doctors, dentists, gyms, heath and fitness providers. In fact within a short walk of the High street you can find most every kind of shop or service you require, from timber merchants to electronics, from takeaways to top restaurants, hair salons and manicurists to therapists.
In close proximity are a number of parks including Bishops Park in Fulham just over Putney bridge and The Royal park at Richmond which is huge and has free roaming deer in it. The other side of the bus terminal is Putney Heath where you can walk or cycle through the woods all the way to Wimbledon Village. For cyclists and strollers there is the Thames Path on both sides of the river which makes for a great day out with lunch at one of the many pubs and restaurants that line the path from Battersea / Chelsea to Hammersmith, Richmond or Kingston. Putney is well known as the start point for the Oxford / Cambridge annual boat race.
