Scunthorpe is the main commercial centre for North Lincolnshire which has an approximate population of 152,000 residents, although benefits from a much larger catchment area. The town is ideally situated with good road connections to the M181 and M180 motorways which in turn provide access to the national motorway network, Humberside International Airport and also the Humber Bridge thus giving access to the M62 and A63.

The site forms part of the popular and well established Sawcliffe Industrial area which comprises a variety of industrial occupiers together with numerous motor vehicle dealerships situated alongside the ringroad, Mannaberg Way (A1077)/Normanby Road (B1430).

The site is situated approximately 1 miles to the north of Scunthorpe town centre but benefits from ease of access to the M181 and M180 at Junction 3, thus providing national motorway access to the site.

The site is essentially brownfield and irregular in shape with access available from both Bessemer Way (B1430) and Mannaberg Way (A1077). We understand the site was last used for bulk storage of iron ore to serve the now closed Normanby Steelworks.
