On the instructions of the Exeter Diocesan Board of Finance Ltd TO LET BY INFORMAL TENDER LAND KNOWN AS RINGMORE GLEBE, RINGMORE, NEAR KINGSBRIDGE, DEVON COMPRISING ABOUT 1.35 HECTARES (3.34 ACRES)

Tenders are invited for this parcel of accommodation land which is to be let on a Farm Business Tenancy Agreement for a term of five years from the 25th of March 2017 Tender Closing Date: Mid-day on Friday, 6th January 2017 Contact: J S Aylett BA, FRICS, FAAV

1.         LOCATION

The land lies just to the north east of Ringmore Village and to the south west of the B3392 road running from Harraton Cross to Bigbury.  Ringmore is some 3½ miles south of Modbury and some 9 miles west of Kingsbridge.  The Glebe is edged red on the attached 1:1250 scale plan (Plan No 1).

2.         DESCRIPTION

The Glebe comprises accommodation land in a single enclosure with access onto the unclassified highway running south from St Ann's Chapel to Ringmore. The land is almost level and lies at around 350 feet above sea level.  The soils are of the Denbigh One Association being well drained fine loamy soils over rock.

The Glebe is subject to a Permissive Footpath Agreement under the Wildlife & Countryside Act 1981 dated the 12th of January 2011 for a term of 15 years and thereafter from year to year made between the Landowner (1) Ringmore Parish Council (2) and Devon County Council (3) under which a footpath was created  between the points marked A and B on the plan attached (Plan No 2).  The successful applicant would be responsible for maintaining the hedgerow between these points so as not to obstruct the path.

3.         SERVICES

There is no piped water supply but South West Water indicated some 10 years ago that an application to tap into either of the two water mains in the vicinity would be permitted upon formal application.

4.         TENANCY AGREEMENT

If the land is let for agricultural purposes, the Landowner is prepared to offer a Fixed Term Farm Business Tenancy from the 25th of March 2017 for a term of 5 years.  If at the end of the 5 year term no notice has been served by either party to terminate the Tenancy, the Tenancy will continue on an annual basis.     The ren twill be payable annually in advance by Bank Standing Order.

A copy of the proposed Tenancy Agreement will be available for inspection at the Agent’s office by appointment, or to take away at the cost of £12.00 including VAT.

If the land is not let for agricultural purposes, the Landowner is prepared to offer the land on the basis of a common law tenancy for a term of up to three years  terminable by the giving of 12 months' Notice by either party.  The rent will be payable annually in advance.

The Agreement will be prepared as soon as possible after the selection of a Tenant.  The cost of preparing the Agreement and counterpart amounting to £216.00 including VAT will be paid for by the successful applicant.

5.         VIEWINGS

Subject to prior notification to the agents, Michelmore Hughes, the land may be inspected at any time during daylight hours with a copy of these particulars to hand. 

We would ask that all those viewing should ensure that they are wearing properly cleaned footwear and that before walking the land they disinfect their footwear appropriately. 

6.         TENDERS

Following the viewing of the land,applicants will be given until noon on Friday, the 6th of January 2017  to consider their position and consult their professional advisers by which date tenders are to be submitted, clearly marked,  RINGMORE GLEBE TENDER at the offices of Michelmore Hughes, 26 Fore Street, Totnes TQ9 5DX.

A shortlist of applicants will be chosen shortly thereafter and all applicants will be informed whether or not their names have been shortlisted.

The shortlisted applicants will be visited on their present Holding by the Landlord’s agent at a date to be mutually agreed, following which references will be taken up.  A decision will then be made concerning the choice of the successful applicant.  He or she will be informed of the decision as soon as possible and will be asked to sign the Tenancy Agreement within fourteen days of acceptance.

It is essential that comprehensive details of him/herself are given by the applicant as follows:

1.     History and experience.

2.     Details of family.

3.     Capital resources available.

4.     The proposed farm policy.

5.     The names and addresses of referees to whom the Landlord can apply.  These should include bank manager, accountant, previous Landlord or agent and anyone else who has detailed knowledge and experience of the applicant.

6.   The rent per annum offered for the holding must be for a specific value (i.e. offers such as '£1 higher than the highest bid' will not be considered).  Were commend that the sum tendered is an odd figure so as to minimise the risk of two tenders being submitted for the same amount.
