Outline Terms of Tenancy

An Assured Shorthold Tenancy (unfurnished) is proposed for an initial term of 12 months, the rent for which will be payable monthly in advance. A deposit of two months' rent will be held under a Deposit Scheme by the landlord's agents, a deposit being payable prior to the signing of the agreement. A deposit will be held without the accumulation of interest. The tenant may not assign or underlet the property. The landlord would prefer not to accommodate pets at the property but may consider a small pet depending on the type. Any consent for a pet is only given in writing, and is by way of licence revocable at will. No smoking will be permitted in the property. The landlord will insure the buildings and meet the premiums due, whilst the tenant is responsible for insuring the contents and meeting the premiums due.

The landlord is responsible for repairing all major items including the roof, main walls, and structural items. The tenant is responsible for minor items including minor plumbing items, window glass and the maintenance of landlord's fixtures and fittings. The landlord is responsible for external decoration, whilst the tenant is responsible for internal decoration.
