Full descriptionDetailed Description
An excellent opportunity to acquire a manageable parcel of grazing land, located on the edge of Mylor Bridge. The land would be ideally suited to the grazing of horses or ponies.
The land extends to 3.82 acres (1.55 hectares) or thereabouts and is generally level, grazing land. The land has a useful stable/field shelter.
Terms of Letting
The land is to be let on a Grazing Agreement for a fixed term of 1 year and then on a year to year basis. The rent will be payable half yearly in advance.
The Tenant will sign a standard Grazing Agreement. A standard copy of this may be inspected at the Agent's office by appointment or may be sent to any applicant on the receipt of a fee of £10.00. The Tenancy Agreement will be prepared as soon as possible after selection of the successful applicant with a cost to that person of £150.00 plus VAT.
The Tenant will be liable for the proper upkeep of all hedges, fences building, ditches and gates, including boundary hedges except as otherwise may be agreed. The Tenant will also be responsible for boundary hedges which have been the responsibility of the previous Tenant.
Tenant Right Valuation
It has been agreed with the outgoing Tenant that there will be no Tenant Right Valuation.
Tenders are to be submitted on the official tender form only as attached and are to be returned to the Agent's office. When completing the tender form it is essential that all applicants should give the fullest description of themselves and their experience, financial resources and proposals. The applicant should be a single name only ie Mr A Farmer and not Mr A Farmer & Sons.
Referees should include the applicant's present Bank Manager or Accountant and previous Landlord's Agent if they have previously rented land and anyone else who has knowledge of the applicant's farming ability would be most helpful.
The rent offered for the land must be an unqualified, non-escalating figure (something like £1.00 higher than the highest bidder would not be acceptable). The highest or any tender will not necessarily be accepted.
Entitlement to view is by possession of a copy of these details. The land can be viewed at any convenient time and those doing so are asked to ensure that gates are left closed.
These particulars are published for convenience only and although are believed to be correct accuracy cannot be guaranteed nor do they constitute an offer or contract.
If the applicant is in doubt about this document they should consult their professional advisers.
A shortlist of applicants will be prepared and the applicants may be invited to attend an interview at their own farm, if applicable.
