Leamington Spa - a right Royal Town!

Based in south Warwickshire, at the very heart of England, with glorious countryside you can access by foot, Royal Leamington Spa is a stylish regency town.

It is characterized by grand Georgian and Victorian architecture, stunning parks and gardens, wide tree-lined avenues and attractive squares.

The cultural, shopping and dining opportunities on offer combine to make this town popular with residents of all ages. Leamington is also convenient for commuting to Coventry and Birmingham.

Property in Leamington Spa offers an eclectic mix of styles catering for widely varying budgets and tastes, from centrally located Grade II listed flats offering young professionals the ideal luxury pad to modest, family-focused accommodation to period cottages.

Central Regency town houses are in buoyant demand, and there are Grade II listed buildings along famous Lansdowne Crescent in the neo-classical style. The "old town" between the Avon and the canal contains some lovely Regency cottages.

A river runs through it

Leamington became famous in the nineteenth century, after the opening of the Royal Pump Rooms near the River Leam. The spa water was believed to cure various ailments, and the place was popular with Queen Victoria - hence the Royal tag.

Today the pump rooms house a cultural and heritage centre, incorporating a museum and library. Nearby, the lovely riverside Jephson Gardens are just one of the town's delightful open spaces.

Local shops and culture

In the centre of town, the Parade is home to the Royal Priors shopping centre. With shops ranging from small independently run stores to High Street favourites, Leamington Spa deserves its reputation as a retail therapy haven.

Culture vultures will love the town's two theatres and The Assembly, a 1,000-seater music venue.

As for schools, Ofsted has rated several of the local primaries as "good", and a couple of them have even been classed "outstanding". Meanwhile, two of the local secondaries were classed as 'good' by Ofsted.

And, like all the best places, Leamington is impeccably connected. The M40 runs past the town to Birmingham, Oxford and London. Stratford-on-Avon and Coventry are 20 minutes' drive away, and Birmingham is 40 minutes by road.

Trains to Birmingham take around 35 minutes, to Warwick just four minutes, while London is just 90 minutes away and Coventry a 10-minute train ride. Stagecoach provides regular local bus services, while Birmingham's international airport is also on the doorstep.

Despite its grand architecture - which is fit to rival Bath's or Cheltenham's - Leamington Spa's thriving arts scene and nightlife, and its role as a significant centre for Britain's computer game industry, make it anything but sedate.
