The Site
This is an opportunity to acquire a vacant development site of approximately 0.69 hectares (1.71 acres) within the Borough of Barnsley. The Council are inviting interested parties to submit an offer in accordance with the attached sales particulars.

Location
The site is located at the end of Tumbling Lane, which is approximately 4-miles to the northeast of Barnsley town centre. It is located on the edge of the village of Monk Bretton, close to the village of Cudworth in Barnsley. It has a prominent boundary to Pontefract Road and is adjacent to the start of West Green Way, which provides transport links to neighbouring areas such as Grimethorpe and the M1 Motorway.

Description
The site is a reasonably level vacant brownfield site, previously used for industrial purposes. However, it has remained vacant and unused for several years. Access to the site is at present via Tumbling Lane, which is an adopted highway, but this is currently close to through traffic at its junction with Pontefract Road. There is a water course that cuts through part of the site and any proposed redevelopment will have to allow for this fact.

Title
The Council owns the freehold interest in the majority of the site that is being offered for sale, which is registered under SYK548329, and SYK78645. However, the Council does not have title to part of the site but intends to work with the successful bidder to acquire adequate title to the additional land.

Planning
The site for sale is allocated as Urban Fabric in Barnsley Council's Local Plan. It is also listed as being a Nature improvement area. Informal planning enquiries suggest that it is suitable for development, subject to a more detailed planning application being submitted.
