Description

This historic building is located to the north of Rochford town centre having been built circa 1835 as the Rochford Union Workhouse. Adapted over the years becoming an infirmary and substantially expanded in the early 1900’s eventually becoming Rochford Hospital in 1920’s. The buildings are a number of one/two storey flat roofed brick blocks arranged in a linear pattern around what was previously a central administrative block.

Until recently the site and buildings have been used by our client as 50-bedroom independent living areas (considered to fall within Use Class C3) with ancillary community day centre.

Various schemes have been penciled over the years showing the potential for residential conversion with the latest a possible scheme for 33 x 1 bed units and 24 x 2 bed units, these are merely working drawings and cannot be relied upon in terms of planning. There's potential, subject to planning, for further new build development within the site area, similar to the previous development of the former hospital furnace building adjacent.

A small section of the site, known as Chelsea Court, was developed many years ago providing over 60 years of age residential units, these were sold off on long leases and will be included in the freehold sale of the site. (the area is identified on the attached plan in blue)

The site is accessed via Dalys Road with a possible secondary access via Pollards Close shaded in yellow. The site is adjacent to Rochford town centre with its collection of neighbourhood shops, pharmacist and GP surgery.
Rochford mainline railway station is within a mile of the site and provides a regular service between Southend Victoria and London Liverpool Street and London Southend Airport is within a short distance with flight locations ever increasing and its own rail station.
