We are pleased to offer for sale a parcel of development land in Hunslet formerly the site of an
Anglican Church, it is now cleared other than a retained vicarage and historic church tower. It is
offered for sale with Vacant Possession.

LOCATION
The site is situated on Church Street in Hunslet and immediately opposite the busy Hunslet District Shopping Centre/Penny Hill Centre, anchored by a Morrisons supermarket. Leeds city centre lies approximately 2 miles to the north. Church Street runs between the A639
Hunslet Road just to the east. The M621 Motorway runs just to the west with access at Junctions 5, 6 & 7 all close by.

The site lies in a mixed use area. Besides the Morrisons anchored shopping centre opposite, there is a library just to the north, dentist, children's nursery and primary school all close by.
Residentially, just off The Oval to the north of Church Street, is a large private housing estate built
in the last 30 years. To the north of Church Street and to the east are large Local Authority built
estates.

The site is shown on the attached plan and runs on the immediate south side of Church Street.

DESCRIPTION
The site offers a total area of approximately 0.73 acres. To the south eastern corner is the former
vicarage which has been most recently used as a children's centre. It is capable of a variety of
uses offering 1,800 sq ft of accommodation over 2 floors.

Just to the north of the former vicarage is the historic and Gade II listed tower of the former 19th
century church. This is to be included in the sale.

At present, a driveway runs north into the site off Church Street. It provides a number of car parking spaces and access to the former vicarage. The site is approximately level and the remainder is either grassed or finished with hard surfaced paths or roadways.

There is a small pedestrian access to the primary school on the southern boundary of the site. The school are open to relocation of this, as part of any development, to permit access to be retained.

ACCOMMODATION
We have measured the site to be approximately 2,940 sq m - 0.73 acres.
The former vicarage, last used as a Children's Centre, comprises the following approximate areas: 174.52 Sq M 1,878 Sq Ft

PLANNING
Our client's site formally housed an anglican church. This has been demolished except for the
Grade II listed 19TH century tower. Any development proposals will need to demonstrate how the
future of the tower is to be secured.

We have not made any specific enquiries of the local planning authority in relation to proposed
alternative uses and recommended interested parties make their own enquiries.

The site lies in the area covered by the Aire Valley Leeds Area Action Plan and which was adopted in November 2017. The site is just outside the designated town centre boundary and is unallocated.

The Diocese has undertaken archaeological surveys on the site and copies of these can be
provided on request.

TENURE AND TERMS
The marketing of this property is undertaken by Tapp Chartered Surveyors on behalf of Diocese of Leeds and the Church Commissioners for England (charity Reg.No 1140097) Offers made to the Diocese will also be considered by the Church Commissioners in a process governed by the Mission and Pastoral Measure 2011.

Our client's site is offered for sale by private treaty freehold and with vacant possession upon
completion. The tower and the site of the former church and churchyard will be sold subject to
Church Commissioners covenants of which will be discussed with prospective purchasers.

The site is formed of three separate titles. The former vicarage (title No.YY367120), the C19th tower and the site of the demolished 1970's church (title No.YY136608) and the wider churchyard (title No.YY136606).

The Diocese and the Church Commissioners are open to discussing offers which exclude the former vicarage, however vehicular access to the property would need to be retained as part of any development.
