Also as part of the main structure but with a separate external entrance is another room which at one time in the past would have been the pub's toilets but again, it could be integrated into any further development.

Our clients acquired the property just over three years ago and subsequently refurbished much of the trading area and a number of the letting bedrooms. They have traded with some success and the accounts for the year ending 31st August 2022 show a turnover net of VAT of £356,378. A gross profit of approximately 85% is achieved and a reconstituted net profit of over £100,000.
