In all, four lots of land are being sold by Informal Tender and are situated just off Huish Drove, south of the town of Langport, Somerset. The land extends in total to 30.16 acres or thereabouts of permanent pasture which is currently used for grazing livestock.

Subject to obtaining necessary consents, the land may also be used for alternative uses, such as Biodiversity Net Gain.

The land is classified as being Grade IV on the Provisional Agricultural Land Classification.

Lot 2 (shaded yellow) totals approximately 9.35 acres and comprises two enclosures of level lying permanent pasture, which are contained within a mix of ryhne ditch and fenced boundaries. Lot 2 is accessed through a gateway in the eastern boundary which leads off Litness Drove. There is also an interlinking field gateway to the southern most field parcel of Lot 1.

The land is subject to a Countryside Stewardship Mid Tier Scheme under option GS2 (Permanent Grassland with Very Low Inputs). This agreement is live, terminating on 31st December 2027. Andy prospective purchaser(s) will be required to take over the relevant part of the agreement up until the expiry date. The vendor reserves the right to retain the 2024 Countryside Stewardship payment.

The land will be offered for sale by Informal Tender, with tenders to be submitted by 12 noon on Friday 11th October 2024.
