The Site

The Former Netherplace Works site is located within a semi-rural setting to the west of M77. The M77 is elevated above the site and runs along the eastern periphery.

There are a number of residential properties within the vicinity of the site. The field to the north of Netherplace Works is undulating farmland which is bounded by it's north side by Aurs Road and the M77 to it's east. The Capaelrig Burn runs through the north part of the site.

The site comprises Brownfield land formerly occupied by Netherplace Old Dye Works. The site extends to approximately 6.63 hectares (15.27 acres).

The buildings associated with the Former Works have been demolished.

Location

Newton Mearns is the largest town in East Renfrewshire. Newton Mearns is located eight miles to the south of Glasgow City Centre and was developed around the original Ayr Road (A77) which runs through it.

The broad Newton Mearns area benefits from a high level of amenities in terms of transport connections, both public and road networks near the M77, leisure facilities and in particular in accessibility to Glasgow City Centre where much of the local working population are employed.

There is also a development at Greenlaw which, in addition to The Avenue Shopping Centre, provides a parade of convenience retail units including Tesco Express Convenience Store and Waitrose Supermarket.

The M77 runs along the western boundary of Newton Mearns. On the east side of the M77 there is a significant amount of new build housing over the last 25-30 years and currently there are a number of new build sites mainly being developed for larger detached/executive style housing at Maidenhill and Mallets Hew. These developments when fully built will create circa 1,200 units.

Planning

The site benefits from planning permission for the erection of a retirement residential community, care home and multiple purpose village centre and the formation of a new access road from Aurs Road.
