The Property comprises a detached, former residential house, which is the principal school building. The building extends over two storeys and is of brick construction with timber framed sash windows and stone decoration, under a pitched tile covered roof.

The Property lies within the village of South Leverton, which lies approximately 6 miles east of Retford, 8 miles south of Gainsborough, and 17 miles north-west of Lincoln. It is also approximately 9 miles east of the A1 at its junction with the A57, providing direct routes to Newark, Grantham and Doncaster. South Leverton is a small rural village, with a population of approximately 514 (2021 Census). The Property is situated at the northern edge of the village, accessed off Station Road.
