The land has been in the present ownership for about four years and has been developed to provide the most attractive animal smallholding in picturesque rural surroundings. Planning has been obtained for three main buildings which comprise a two bay Field Shelter, Three Stables and a general purpose Tractor/Machinery Store/Workshop. Whilst having access off a public road the buildings in the main are discretely screened with views over fields and woodland. There are two vehicular access points from the road which have been improved with the main entrance having recessed drive gate and the name ‘Quackers Farm’ displayed.
The land extends to 8.195 acres and comprises a mixture of pasture land and wooded hillside running up the valley with access and frontage most of the length onto a stream and there is also a small pond.
There are no services connected to the site. Mains electricity is in the vicinity and the present owner has used a generator which will be included in the sale. There is natural water on site.
The land is located some 1.5 miles from the Callington to Tavistock A390 road having access off Fullaford Road. Callington town centre is roughly 2.5 miles distant and Gunnislake Station in the Tamar Valley is some 2.7 miles having a regular train service to Plymouth. Plymouth by road via Saltash is roughly 16.5 miles.
From Callington proceed out of town in the direction of Tavistock/Gunnislake on the A390 road turning right at the bottom of the first hill into Fullaford Road, signposted ‘Harrowbarrow’. Proceed for approximately 1 mile where on reaching the double bend by Harrowbarrow Mill and Oak Cottage, which is on the right hand side of the road, the entrance to Quackers Farm will be found almost immediately after on the left hand side with the name set to the side of the recess entrance drive.
