DEVELOPMENT OPPORTUNITY INCORPORATING THE GRADE II LISTED FORMER NATIONAL PICTURE THEATRE

Description - A re-development opportunity extending in total to approximately 240 square metres with a depth of approximately 20 metres and a frontage on to Beverley Road of 12 metres. The development will incorporate the facade of the original National Picture Theatre which was constructed in 1914. Designed by architects Runton & Barry for the De-Luxe Theatre Company, the facade is of an ornate red brick and stone edition of Baroque revival style with twin ionic pillars marking the entrance archway. There is a decorative oculus in the outer bays of the facade at a high level.

The original Picture Theatre was destroyed in part during an air raid in March 1941 and it stands in a ruinous condition. Its special interest is in the fact that it is a surviving example of a building bombed-out during The Blitz. This special interest rests in the facade, vestibule and foyer. The remains of the building are now Grade II listed on the grounds of a historical association with events of at least Europe-wide importance.

The facade has therefore become an important reminder locally and more recently on a wider basis of the cost of war within the city.

It is therefore expected that any future development of the site will attract both local and national interest which the auctioneers would anticipate will proceed through to the completed project.

At the time of going to press, a planning application has been submitted to Hull City Council for a change of use of the site to an al fresco dining and seating area for the adjoining Swan Inn Public House/Restaurant.

It is understood that this application has not yet been verified by Hull City Council and therefore it is advised that any interested parties may contact the auctioneer's Hessle office for further details or contact Hull City Council's Planning Department website.

It should be noted that any proposed change will be subject to the necessary planning and legislative consents.
