The new buildings will provide 16x flats with a mix of 17x one-three bedrooms. This offers a range of bedroom numbers to meet local requirements in this area. 
The extension and new buildings reflect the character of the existing public house and local area to ensure that it enhances the character of the area without having a detrimental impact on existing properties and future occupiers.
The development will enhance the surrounding area through the removal of the existing smoking shelter and the construction of a two storey rear extension, along with a new building to the side and rear of the site. The approved layout utilises the existing access to the site whilst provision is made for a bin store, a bike store for up to 22 bicycles along with landscaping creating an internal court yard as the main amenity space for the residence.
It should be noted the Section 106 Agreement stipulated a TRO fee of £4,000. This has been paid by our client. The payment of an additional CIL payment of £17,500 is required prior to the commencement of the development.
