The sites are situated in a very pleasant location at Spalding Road, Pinchbeck, being about ¾ mile from the village of Pinchbeck and 1½ miles to the town centre of Spalding. DESCRIPTION

At present, Lot 1 comprises the former Glen Farrow building and land, and Lot 2 comprised uncultivated land. The sites have access over a joint made-up roadway from Spalding Road used in common by both sites and others, shown coloured blue on the plan on the front of these Particulars.

ACCOMMODATION

SERVICES
Mains electricity, water and foul sewers currently serve the buildings in situ on Lot 1.

It is believed that mains gas, electricity and water are available in Spalding Road. A main foul sewer passes close to the north west corner of Lot 2 with existing manhole connections making for ease of connection thereto (subject to Anglian Water Group´s consent). A plan showing the run of the main sewer is included in these Particulars for information purposes.

Neither the Vendors nor their Agents make any guarantees as to the availability of services and interested parties must make their own enquiries direct with the service providers concerned as to the availability, practicality and cost of providing all necessary services to the site as required. The purchaser will be responsible for all costs associated with the provision of such services.

PLANNING
Outline Planning Consent has been granted by South Holland District Council under Reference Nos: H14-1187-17 and H14-0666-16 dated 5 February 2018 and 5 September 2016 respectively, for the development of the sites. The plans included in the Outline Planning Consents show an indicative site layout for 5 and 4 dwellings with garages, off a shared driveway. In obtaining Planning Consent for Lot 2 the applicants sought to ensure that the site could be developed for Bungalows, and the indicative layout plan shows the site as a development of Bungalows.

The Developments are consented separately. The Consent for Lot 1 is limited to no more than 5 dwellings and Lot 2 is limited to no more than 4 dwellings, and a maximum total gross floor space of no more than 1,000m² for each Lot.

Prospective purchasers´ attention is drawn to the various conditions attached to the Planning Consents. The costs of fulfilling all planning conditions are the responsibility of the purchaser. ACCESS
Access to the site is from Spalding Road and is shown on the indicative layout plan accompanying the planning documents.

CONSTRUCTION
Under the terms of the Planning Consent, the properties to be built are to be no lower than 3.50m AOD and with flood mitigation measures incorporated into the construction of the new dwellings.
