LOCATION

DESCRIPTION
The present buildings originally formed a traditional set of Barns, Crewyards, Stables, Loose Boxes and open fronted Buildings arranged with a southerly aspect and approached over a roadway along the south side of the yard. The construction is a mixture of brick, slate, pantile and other materials .

CONTENTS OF BUILDINGS
Whilst some of the buildings are presently occupied, they will be cleared prior to completion of useable materials and items, but those remaining at completion will be the responsibility of the purchaser when vacant possession will be given of all buildings.

SERVICES

* We believe that mains electricity and water are available in the locality. Interested parties must make their own enquiries as to the availability of services, the practicality and cost of connection and any other matters relating to services.
* The existing water supply for Nos. 194/196 New Road (the pair of semi-detached houses lying to the north east of the Barns) will be serviced with a new separate water supply running along the north side of the north roadway. The existing water supply running through the Barns Complex will be disconnected.
* Arrangements for foul drainage will be responsible for providing a new installation to serve the new development.
* A private drainage system currently exists between the barn and the road which serves the small office facility and one WC in the barn. Arrangements for foul drainage will be the responsibility of the purchaser and a new installation will be required to serve the new development.
* We understand there is no mains gas available in the locality.

OTHER
RESTRICTIVE AND OTHER COVENANTS
The sale of the property will be subject to the following restrictive covenants:

1 Not to erect any new building or structure or extend or alter the appearance of any existing building or structure other than in accordance with Planning Permission Ref: H18-1299-16.

2 Not to use the property except for 3 private dwellings.

3 To erect and thereafter maintain a suitable boundary fence on the boundaries marked with an inward T on the plan within six weeks of completion (area to east of Complex).

4 Not to object to usual agricultural activities on the Trustees´ adjoining land.

5 The purchaser will be granted a permanent right of access over the roadway (south side) which will be maintained by the vendor to an agricultural standard. The purchaser can upgrade the roadway to a higher standard if required at their sole cost and subject to the vendor´s prior approval being given to any change in material or construction to ensure the roadway remains suitable for agricultural equipment.

The roadway running along the south side of the property is included within the sale and the extent of the boundaries will be marked with red topped stakes. However, this roadway is subject to a right of way for the benefit of the retained buildings lying on the south side of the roadway. There will be a covenant only to use the roadway for passing and re-passing and not to obstruct.


ROADWAY (NORTH SIDE)
There will be no access over this roadway but a 1 metre grass strip adjoining the north wall of the Barns will be included in the freehold sale.

FENCING
There will be a requirement for the purchaser to fence the open boundaries at the east end of the buildings / land with a post and three rail Lincolnshire fence within three months following completion of the sale. The exact line of the boundaries will be agreed on site with the Vendor´s Agent prior to fencing.
