Aldridge Road Villas, London, W11

£1,150,000

Property Description

Full description

Tenure: Freehold

A rare and exciting opportunity to acquire a plot with planning permission, brilliantly located on the site of an existing house on Aldridge Road Villas in Notting Hill. The permitted development, a discrete, contemporary design by Yard Architects, would provide approximately 1,022 sq ft of internal accommodation arranged over two levels around a central courtyard garden.

The current structure occupies ground and lower-ground levels and can be found nestled between high white-stucco and London-stock brick properties typical of the area. Formerly a walled garden, the design reinstates a perimeter wall of soot-washed reclaimed brick in deference to the sites origins. From the street, the front elevation sits stealthily behind the wall and a semi-permeable clerestory element projects upwards from ground-floor level. This is proposed to be wrapped in a band of perforated brass-coloured mesh in emulation of the stock-brick tone, and to encourage a dappled light effect within.

Although planning permission was initially granted for a double-basement house, the current proposal is for a two-storey plan in order to provide a better quality of light and increased connectivity.

At one end of the wall a gate leads down a small set of steps to the entrance, past spaces for bike and bin storage. On this level is the main living space, with sitting room and kitchen areas arranged around the central-courtyard garden, and a separate WC. Bridging the two areas, glass floors would allow light to penetrate through to the basement level. On the lower level two bedrooms are proposed, one with en-suite shower room, and in addition, a family bathroom.

The design aims to maximise energy efficiency through the fabric of its construction combining natural ventilation with a green-sedum roof and a high thermal mass to even out temperature variations.

Aldridge Road Villas is located in one of west London’s most desirable areas, a five-minutes walk from the boutiques of Westbourne Grove and Portobello Road market. The immediate area is replete with celebrated eateries such as the two Michelin-starred Ledbury, Granger & Co, and Ottolenghi. Further bars, restaurants and pubs can be found in nearby Notting Hill, as can The Electric Cinema and popular Notting Hill Arts Club.

Transport links for the area are excellent with Westbourne Park and Ladbroke Grove (Hammersmith & City and Circle Line), and Notting Hill Gate (Central Line) all within approximately ten minutes’ walk.
