The site is located adjacent to Dairyland Farmworld on the main A3058 between Newquay and the A30. The town of Newquay is approximately 5 miles (8 KM) to the North West and the A30 approximately 2 miles (3.2 KM) to the South East. Newquay is Cornwall's premier tourist destination providing a range of retail, business and leisure amenities and is noted for its extensive sandy beaches and surfing.
Dairyland Farmworld is a long established and popular visitor attraction with visitors being drawn from both the tourist population and the resident population throughout Cornwall.
The property comprises a relatively level site currently having two access points off the main road. It is made up of various areas and buildings to include a substantial period farmhouse (in need of renovation), agricultural/workshop buildings, yard areas and ancillary land.
Interested parties are advised to make their own enquiries regarding the position and availability of mains services. We understand that there is a 100 KVA transformer on site which currently serves the subject site only. We further understand that mains water is available in the main road in front of the property but that there is no mains drainage available.
The property has most recently been used as a house and various industrial and farm buildings ancillary to the adjacent Dairyland Farmworld.
An extension of time was granted under planning application reference no. PA18/212/05/M for the erection of a hotel, bar/restaurant, 25 holiday cottages, reception, energy centre and associated works. We understand that this consent expired on 3 August 2016. Further details and copies of the decision notice and associated plans are available on request or can be found on Cornwall Council's website.
It should be noted that the part of the land within the consented area is not within the current proposed boundary for sale.
Offers in the region of £750,000.
Unconditional and conditional upon planning offers may be considered.
Each party will be responsible for their own legal costs and professional fees incurred.
Under the Finance Acts 1989 and 1997, VAT may be levied on the Rent/Sale price. We recommend that the prospective tenants/purchasers establish the VAT implications before entering into any agreement.
It is the responsibility of the owner or tenant of the property, and anyone else who has control over it and/or responsibility for maintaining it to comply with the Control of Asbestos Regulations 2006 (CAR 2006). The detection of asbestos and asbestos related compounds is beyond the scope of Alder King and accordingly we recommend you obtain advice from a specialist source.
