They usually run one a month and have acts booked for the next year, these events get booked out. To the front of the premises is a large lawn with several A frame benches, ideal for afternoon tea and much more from the many walk in customers from the local craft centre. Timbers often caters for coach parties and offers a coach party menu, alongside the regular menu, which include afternoon tea, breakfast, daytime/lunch and evening meals and a Sunday menu. There are also specific menus for different events throughout the year including Valentines and Christmas.


The customer base is varied, from visitors to the craft centre who call in for a cup of tea to many regular repeat customers who call in weekly. The tribute nights are usually full and the customer base for these events are a mix of regulars and new. Timbers Restaurant is located in Blake End, a few miles outside of Braintree, Essex, within a renovated 17th century timbered barn that was originally part of the old working farm and surrounded by numerous craft and boutique style shops on a craft centre that bring in a high footfall.


Timbers is located approximately a mile from the main A120 which leads to Colchester to the East and Stansted airport and beyond to the West. Therefore, easily accessible to many close by towns and villages. There is ample free parking in the car park area, which also takes coaches.



Premises
Outside there is a patio area for several bistro style tables plus 7 A frame tables on the lawn. The barn is entered via a lobby way into the main restaurant area with the servery to the right. The main restaurant is fully beamed with numerous farming machinery on display.


There are 14 tables and there is a dance floor area for events. From the main restaurant area are stairs rising to the mezzanine area with a view across the restaurant towards the dance floor and seating arranged across 6 tables.


Off the main restaurant area is a further seating area with 6 more tables, this area is often used for buffets and smaller private functions. A lobby way takes you to the ladies, gents and disabled toilets.


The servery has the CCTV system, chilled cake stands, coffee machine, drinks fridge, optics, till and a door to the kitchen.


The 5* hygiene rated kitchen is made up of an initial preparation area with 2 fridges, microwave, air conditioning unit and sink. This area has a door to the office and double doors to the main kitchen.


The main kitchen is a vast work space with stainless steel preparation area, numerous sinks, industrial dish washer, double fridge, panini machine, 6 ring burner, grill, 2 double fryers, 4 microwaves, gridles, oven, large industrial extractor fan and door to the store room. The store room has walk in chiller and freezer, washing machine and dryer.


A further store room has freezer, rear access and door to staff toilet. The restaurant has everyday seating set up as 40 in the main restaurant, 20 on the mezzanine, 20 in the further seating area and approximately 50 outside.

We are advised the business is being sold as a Leasehold business opportunity. The current owner has a rolling Lease and pays £22,500 per annum rent.

Monday to Thursday 9am to 5pm Friday and Saturday 9.30am to 7.30pm Sunday 9.30am to 5pm The restaurant is open longer on event evenings and can be open longer hours all week.

The business is run by a manager, with the help of 3 full time members of staff, 2 being chefs.


There are 11 part time waiter staff. Our client works a few hours a week and our client’s daughter is the main book keeper for the business and works on a part time basis. Our client’s daughter would be willing to stay on if required.
